Why is it when I query for single family homes 80-90% of results are condos or TIC's?

Despite your situation, its still highly (IMHO) recommended you consult a Realtor.  That's because, depending on your municipality, a simple transfer could be done without any due-diligence.  A realtor however, will have the full set of owner's disclosures, binding contract and statutory conditions of transfer.  This doesn't mean the realtor will be entitled to a traditional commission, but you may expect some sort of fee.good luck & happy holidays!
