Having had the previous experience, we were skeptical, but Steve not only did an excellent job, he surpassed our expectations. He communicates clearly and frequently, he has a great team that can answer any questions you might have and they are willing to work past the 9 to 5 hours. In July 2010, I looked for a real estate agent who had an experience in short sale while I was exploring my options of disposing my home. Short sales just started in WA at that time so finding the right realtor was by chance. I came across Steve’s website, I reached out to him and we met. He was very professional, seemed knowledgeable of the process and most of all, he spent time understanding my situation that I want to do a short sale at a certain price, that the house will be sold as is and as quick as possible. There was also the challenge that I will be leaving the country in about 3 months time. When I decided to do the short-sale route, Steve helped me put together all paperwork for my bank while also arranging the selling part of my home. In a month’s time we received an offer but it fell through because the buyer’s financing was not approved. Steve continued to coordinate with my bank short-sale negotiator to approve my application. I left the country in October 2010 without a firm plan date of return due to work concerns. During this time, I trusted that with Steve’s help the short sale will work out and if not, my last option is to give the house up for foreclosure. On Jan 31, 2011, I received an email from Steve that there was a cash offer on my house. The offer was low, however Steve was able to get an approval from my mortgagor for the price and the closing was set on March 18, 2011. Between the first offer that fell through and my physical absence in the country and different time zones through the closing date, Steve communicated with me very timely, stayed on top of following up and negotiating with my bank to get an approval for the short sale, held an open house, helped strategize with the house pricing, efficiently sent documents halfway across the world and best of all, he stayed around through the whole process despite the small compensation from a short sale. My relief and gratefulness did not end there, in April 2011, I received a check for $750 from HUD for selling the home within 180 days from short-sale application, which was a very unexpected surprise.
My short sale experience came out to be less stressful and quick, and only because Steve did was very knowledgeable and a great negotiator! I will always look to this experience and call Steve when I am ready for another real estate transaction in the future.
