He allows you to do things on your own if you choose and allows the houses to sell themselves to you, rather than push you into making bids on a home you're not satisified with. He was very knowledgable about the market and continues to help us find a home that we love.

I contacted Steve as a result of a flyer he dropped off at my doorstep. He was looking for homes for a client in the area where I lived. At the time, there were no homes on the market in my area so Steve was out to find one. Coincidentally I was considering putting my house on the market in order to down-size. As it turned out I did not sell, but while considering it, Steve was very informative and helpful. Most importantly Steve wasn't just an agent interested in selling homes...he had my best interest in mind and took the time to review every aspect of what my selling and buying could potentially entail. Should I ever decide to sell I would definitely look Steve up and would highly recommend him.

Steve was referred to me by one of his past satisfied clients. From start to finish, my husband and I couldn’t have been happier with the way Steve handled the sale. Our house sold within 1 week of it going on the market at $41,000 over list price. Steve’s commission rate was $19,000 less than his competition. That’s $19,000 extra in our pocket and not the Realtors! We’ve since referred numerous other clients to Steve.

Sold a Condo home in 2012 for approximately $300K in Cambrian Park, San Jose, CA.

I'm an active and independent 87 year old women. I no longer wanted to care for a large house and a yard but wasn't ready yet to move into a retirement home. What I wanted was to sell my house and buy a 1 level condominium. I didn't know anybody in the real estate business so I asked my CPA if he knew anyone. He referred me to Steve Armstrong. I could tell Steve cared and was concerned for me from the beginning. He understood how overwhelming a task I was taking-on by having to rid myself of years of furnishings and belongings. His gentle approach made the whole process a pleasure rather than a pain. Steve wanted to make sure I got top-dollar for my home so he made recommendations of certain things here and there to make my house the most presentable to buyers. He always watched out to make sure that we were not spending money needlessly and that the money we did spend on improvements and updating would be dollars that would provide the highest return. Steve sold my house in 1 day at full price. I couldn't believe it. The sale went through without a hitch. Steve made sure of that. With very few condominiums for sale, I was prepared for the possibility that I was going to have to move into an apartment. Within 2 days of the sale, Steve found the perfect 1 level- ground floor condominium for me within a couple miles of my previous home. There were 3 other offers already on the condo. I don't know what Steve did, my offer wasn't the highest but I got the condo! Needless to say, I was very happy. Steve did so much for me that I wouldn't have expected. He'd come over to the house and ask me "what do you need me to do?" If I didn't have an answer, he would ask me, "can I help you transfer your utlities?" or "How about I arrange the mover for you?" One day he came over in his jeans to move boxes for me. On moving day, he supervised the movers on the move-out of my house and move-in to my new place. Steve calls me every couple of weeks just to make sure I'm ok and ask if I need anything. This could have been an overwhelming experience. Instead, thanks to Steve, everything went together like hand and glove.

Steve was recommended to me by a former neighbor, as she had used him to sell her house in the Happy Valley area of San Jose and had given Steve a glowing review.

Steve has been extremely helpful as we prepare to fix up our house and put it on the market, and he'll be our agent. At every step, he has shared with us names of a reputable painter, floor refinisher, landscape person, etc., who gave us very reasonable prices and, to date, excellent workmanship.

Steve has been very responsive - getting back to us promptly with information, which I regard highly, having dealt in the past with an agent whose picture was plastered in ads, but who didn't do much for us (when we sold our house in LA some years ago).

Steve has regularly been checking in to see our progress and is helping us spend our money wisely. I would not hesitate in recommending him to others.

Note: I couldn't submit this review unless I checked the Service Provided as "listed and sold a home" - which was the most applicable option. I have no doubt our house will sell, but technically it is not yet listed.

Bought a Single Family home in 2012 for approximately $1.25M in Saratoga, CA.

My wife and I recently moved to San Jose in April of this year with the plan of buying a house. We knew nothing about the area or the local real estate market so our home buying process started by visiting open houses. This process took us 4 months and we visited close to 75 homes. During that time we interacted with many real estate agents, all of whom attempted to sell their services to us. We welcomed the "solicitations" because it was our intention to use this time as an opportunity to not only learn about the local real estate market but also to informally interview real estate agents so that we could choose the best person to find our next home for us.

Our search for a real estate agent started with my wife and I sitting down and determining what qualities we were looking for in an agent. We of course wanted our agent to be extremely knowledgeable of the local real estate market, someone who had knowledge of the different areas such as Cupertino, Saratoga, Sunnyvale, Santa Clara, Willow Glen, etc. and could find the best fit for our work commutes and personal needs such as lifestyle and budgetary considerations. However, most importantly we wanted to work with an honest person that would have our best interests at heart and not view us as just another transaction.

We first met Steve Armstrong about three months into our process at an open house he was holding and immediately my wife and I both felt very comfortable with him. Out of approximately 75 homes and agents we met, Steve was one of only two agents that made us both say as we were walking out of the house, "hey, I think we should consider working with that agent." Our first impression was that Steve seemed like a very honest and straight forward individual...one of the good guys. He was also very knowledgeable about the different neighborhoods and school systems around San Jose. Steve was also the only agent who offered us a portion of his commission in hopes of getting our business. In fact, I remember him saying, "I'm sure a lot of agents have offered their services to you but I am prepared to offer you part of my commission if you will consider working with me." We thought this was a very unique offer that demonstrated a lot of commitment on his part. His offer initially made us stop and think about the financial side of choosing an agent but quite honestly it was not the determining factor for us. We essentially chose Steve because he seemed like the most honest and sincere agent we met. With that said, in the end, Steve’s commission credit ultimately bridged the gap between the top price we were prepared to pay for our home and the price the sellers were willing to accept.

Choosing Steve turned out to be a great decision. He started by casting a wide net and exposing us to several areas around San Jose in which he thought we might have interest. After carefully listening to our feedback on recommended homes we visited he quickly helped us to narrow our search to one zip code and one neighborhood that best fit our needs. Steve was very proactive at scouring the available inventory for us and was extremely communicative. He was almost always available when called and always returned messages in a very timely manner...a true professional.

When we finally found a home that we wanted to purchase Steve's thorough knowledge of the business, intelligent approach and calm demeanor turned what could have been a frustrating transaction into a pleasant experience. We were attempting to purchase a home for significantly lower than asking price in a market that was still fairly competitive. Because of this our negotiations took several twists and turns and required a great deal of diplomacy in order to work out in our favor. Steve's approach in how he positioned our offer was extremely well thought out, well organized and fact based. In addition, Steve's ability to develop a good rapport with the selling agent was instrumental in helping us to secure a deal for the price that we wanted.

It is also very important to note that Steve has a strong financial background from working in the mortgage banking industry for a good part of his career. This experience turned out to be invaluable for us. The current environment in the banking industry makes it more challenging to secure a home loan and to close escrow in a timely fashion. Steve's ability to help us work through the approval process and to communicate with the banks and speak their language made the process a lot smoother and saved us a lot of time and frustration.

I have bought and sold 3 different homes in my life and worked with several real estate agents and I can say without a doubt Steve has been the best agent I have ever worked with. There are times when you feel like an agent approaches you as just another transaction. With Steve we felt as though he was always looking out for our best interest.
