First home buyer in Cupertino school district. We purchased a single family house in Cupertino school district at a lower price than the appraisal. It took about 6 months from the start of house search. During the course, we've changed our mind from buying a townhouse to a single family house and we narrowed our search from south bay to Cupertino school district. Cupertino school district is one of the hottest areas, so it was extremely tough to get a house without adding at least 15% to 20% to the listing price. Steve tried different bidding strategies depending on the situation, and at once he actively searched new houses by sending letters to houses in an area, collected critical information to find the best package attracting the seller of the final house. At the end, we bought a single family house in the area where we want to be at a very cheap price. Purchasing a house is once-in-a-lifetime event to me which requires vast areas of knowledge from financing to housing market from schools to neighbors from constructions such as remodeling to gardening options.

Short and simple; We were not happy with Steve. Things constantly changed with Steve against his promises. Worst of all unlike what he promised us we had to PAY money out of pocket for the short sale to go through. He also was not on our side throughout the process. Just give you an advise that interview more than one agent and anything an agent promises you, get it in writing! They are better and more caring agent out there.

I’ve apologized and explained to you many times that Freddie Mac changing it’s servicer in the middle of our transaction was unavoidable. Yes, it added months to the timeline and made us repeat the process. How could I or anyone have EVER foreseen and given you a written promise about the outcome when a new party ended up calling the shots?
My advocacy had no impact on changing the rules. YOU PLAY BY THE RULES OR DON’T PLAY THE GAME. You choose to leave out important details like how I negotiated the sale in 14 days for $11K over list price. Yet, you say I have no such skills.
You “had to PAY money out of pocket for the short sale to go through.” Really??!! Please explain how much money you had to pay Freddie Mac and Bank of America to get your short sale approved. Perhaps we can ask the Escrow Officer how much money you brought to the table to get your short sale closed. Your feeling or opinion is one thing, BUT WHEN YOU START TO MANIPULATE FACTS, YOU LOSE CREDIBILITY.
