Hi Allen, The Stockton Real Estate market is a town you should consider.  While prices have fallen dramatically, as you well know, rental amount have not fallen as much.  Depending upon you price range, I would recommend you look in Lincoln Village (95207), where homes are in the $90-170K range and in the Lincoln School District. These homes are always desirable and are perfect for  families who want their children in Lincoln schools. It is easier to find tenants. I manage properties in the area, and when the property goes vacant it is filled quickly. I would also look in the Stonewood or Stonewood estates (95209) area as well as it sits in Lodi Unified school district and consists of a nice famiy community. These are two communities which would make for a good long term rental. Plus the Cash flow now has never been better! Hope this helps. I have had leads from both sites, but more recently for Zillow.  I really think the ratings and reviews on Zillow help tremendously with new leads.Trulia is good because it allows Blogging.

Tua, I would recommend you contact a local agent in Moreno Valley ASAP to see if the home is still available and to possibly make an offer.

As a property manager in Stockton, I was wondering if other landlords are seeing a slow down with their rental properties.  I am finding it harder in recent months to find quality tenants and units are staying vacant a little longer than before.  I know a lot of this is due to the unemployment and the winter season.I just want to see if any other real estate professionals had any input on this subject.
