PennyMac is usually quick.  Where is the escrow located?  Have you contacted escrow to see if they have the tracking number?

Pros and cons of dual agent

The main Pro is that the agent will have more control over the buyer and their lender.The main Con is that the agent has to be impartial rather than partial towards you.

The inventory is low, but you can make your sale on this home subject to the purchase or opening escrow of another.  Therefore you can somewhat hedge your risk.

You can also ask the buyer to pay for the "extra" on the purchase price. You haven't agreed to a purchase price yet, so when they send you an offer, send a counter offer based on the commission amount you are willing to pay.I do think there is an added benefit from having the agent be involved, but 3% may be asking a lot when his client found the home, and you two already started negotiating.This reminds me of how annoyed I get when a buyer walks into an open house, or asks if one of my agents can go show them a property; then we get their offer with another agent, who was too lazy to go show them the home.

Should the listing agent be present when prospective buyers visit?

I think the answer is "it depends"I think when dealing with a higher end property, which has more particular finishes, attributes, etc... It is beneficial to have the listing agent not only mention them in the MLS, but be there to show the property and shed even more light on them.On more average type of homes, I don't think there is an added value to the listing agent always being present.  Some homes in a sense speak for themselves.  The marketing that a listing agent does on the MLS, flyers, etc... is sufficient.All that being said, if my client asked me to be present for every showing, I would have no issue doing that. Its part of my duty as his representative.

Will refinishing my old wood floors add enough value to overcome the cost as I put it up for sale?

I do not know your market; that being said I think you would greatly benefit from having a local realtor come check out the home. How bad are the floors right now?The windows sound OK, and expensive to redo... Are you somewhere where there is a lot of outside sound? Then the new windows may be important.  Also, how do the current windows hold up to the outside temperature? Usually that is one of the best tools for insulation.

As the seller you have the right to disclose what the best offer is to the other buyers.  Just do not share their personal information with the other buyers or agents.
