Dylan Taft is a phenomenal real estate Broker!! Let me repeat: PHE-NO-MENAL!!! He is the absolute BEST! I did not necessarily believe in working with a broker at first. Not because I do not appreciate their work, but because I am extremely picky and did not want to waste my time seeing houses and neighborhoods I didn't like. We were looking for the perfect house - of course - that was to become our home, as well as our offices and studios. Not an easy task! Dylan lined up all of our appointments and made our trips worth while without us ever feeling overwhelmed. Before we knew what we really wanted, Dylan knew! He just gets all the little details that are important to you, remembers them and then finds the perfect match. I never felt pushed. We always spent the time we needed at our prospect houses and his advice is the best and always very honest. Dylan then subtly suggested seeing a house that he felt we might like, that was not on our list. Guess what? It was our dream house and after looking at all the other ones, we made an offer and now I am writing this review from our very new dream house! I cannot rave enough about Dylan. He is always available and I mean ALWAYS! I don't know if he has a clone or how he does it. On top of it, he is extremely knowledgable about Ulster County. He is a local area expert and, knows the value of these homes and could very well be a contractor. He tells you exactly what needs to be fixed and gives you rough estimates of the costs, so you know right on the spot what you're dealing with. Dylan will tell you the truth about a house, which, very often, does not work to his advantage. At times we could not make it out to the house to see if some requested improvements were done, while we were in contract. Well, Dylan did. He always made it a point to check. Tirelessly! We found our house and closed in a little over 3 months. Last but not least: he negotiated a substantial amount off the sales price and made sure all of what we requested was repaired. I don't know how he got that done, but that's Dylan for you! Dylan Taft is the best Woodstock real estate Broker you can find.

And guess who I am calling now to get recommendations that have to do with the house? Dylan, of course! And he answers back just as fast as always. Or his clone. Either one of them.

Dylan was so incredibly easy to work with - he was my agent as a buyer and he was super patient and incredibly knowledgeable about the area. (I was looking to purchase a home in upstate NY). He was pragmatic and helped with the negotiations and continues to provide great advice on home ownership. He's a really nice guy who is always approachable and available and spends the time to make sure the client is happy. I would recommend him to anyone looking to purchase a home in the upstate NY area.

We were first time home buyers looking for a house between Kingston and New Paltz. We had certain needs and a limited price point. We found a house that ,I feel ,Dylan could have sold us but u opted to show us a house he knew we would love at a Much lower price. Thanks to Dylan Taft at Taft Street Realty, my wife and I are enjoying a newly purchased (June 2014) home in Rosendale. Dylan's efforts were first-rate from start to finish. His up-to-the-minute knowledge of the local market was evident at our first meeting this spring. He was quick to understand the combination of features of house and location that we were seeking. In short order, he called to alert us to an affordable property that met our criteria, and we took his advice to come see it quickly. We made a offer promptly and relied on his counsel to conclude the negotiation successfully within days. At our request, he provided referrals to an inspector and attorney, saw us through a convivial closing, and advised us as newcomers to Ulster County on getting household arrangements and accounts in order. Nothing but good things to say about Dylan.

We relied on Zillow and Yelp reviews in picking an agent to help us buy a place and Dylan was a great pick. He was always available to answer any of our questions, quick to respond with listing availability and make a plan that worked around our schedule.

He helped us all through the process - finding houses that were interesting to us based on questions he'd asked and by asking for feedback as we went through the process, then in helping identify local experts to help with the inspection, financing and an attorney. In all cases he gave us a number of recommendations.

On top of this is he is such a nice guy. 5-stars - buy or sell your house with Dylan, am sure it will be like ours - a great experience.

When my husband and I decided to finally start looking to buy our first house, Dylan Taft was highly recommended to us by a friend. Dylan went above and beyond to find us our dream house. He was respectful, so easy to deal with, punctual and over all a really nice guy. We had to travel a few hours with our baby in order to come see the houses and Dyaln was super accommodating to our schedule and needs. We found our dream get-away home thanks to Dylan - in fact - it was the first house he showed us. Dylan also helped us find the right people to do some work on the house, could recommend great stuff in the area and saw us through the whole buying process. Let me take a minute to be super honest, we are not usually the review writers, but it didn’t seem right not to share an experience like this. See, Dylan knew every single step, every single time, and made sure we stayed 10 steps ahead of what was to come. It was truly empowering. We went from rookies to veterans overnight, with his guidance. Even with 8 months of preparation, we had no idea the process to come.

Now, that’s all just the praise, how about the negotiations, you may say? Ok, Well how do I put this, Dylan makes it very clear he works hard for YOU. His allegiance is with YOU and at no point do you question that. He fights to get that last thousand off by justifying professionally, the value of something to someone from a perspective the seller AND buyer can relate to. He makes EVERYTHING a win/win.

He is the most outstanding coach, he explains EVERYTHING fully and in its’ entirety so that you fully understand and he NEVER loses his cool. No question is dumb, no paperwork is “thrown at you” to sign, everything is done cordially and handled delicately so you know what the heck all the jargon on the bottom means (every word, thanks Dylan) what every disclosure means, what will happen next if A,B,or C happens and we were READY every time. Dylan has been doing this for years and he gets it. Sure he gets paid for it, but it’s as if it is your own father or uncle walking you through this war zone of a process. Then a month after you’ve moved in and you sit down in your home and you look at your wife and go “Wow, Dylan just called to say hey and asked about the roof rake lol, and if the azaleas bloomed”.

This write up is for people looking for a real review, from a real experience, but is mostly for you Dylan. Let us take this moment, to thank YOU for choosing a profession that you get up every morning to go to work to, and remind people that you are working with family at a comfortable no pressure pace. We looked at tons of houses, second looks, third looks, went back to just look at a basement, every time he said “ok, let me schedule that. And he actually scheduled it! He is THAT professional. You may not know this but SOME realtors just bring you to houses and you get there and they are like “I have a showing right now, I didn’t get a call from you?” AWKWARD, but not Dylan, every time we looked at a house, we were both expected and welcomed.

Let us, from the absolute bottom of our hearts say, Thank you Dylan. Thank you for all you did for us, and for making an unknown process so seamless and educational. We will never forget the days we spent learning with you about life and thanks for finding us a place we call home, and being the type of guy we call family.

Dylan was just superb as an agent for us. He was patient as we struggled to find just the right house. He was our advocate right through settlement always working hard on our behalf to get the best deal and to make sure that concerns we had about the home we purchased were addressed. But it did not stop there. Dylan has been available after settlement providing the names of service people and contractors as we adapt to a new community. We were delighted to have Dylan as our agent and recommend him to anyone looking to relocate to this area of the Hudson Valley.

Dylan Taft is without a doubt the agent you want on your side. As first-time buyers, we had the normal nerves, apprehensions and concerns that most newbies experience. Adding to the usual stress was the unfortunate fact that the seller’s behavior was extremely challenging; we felt that the seller made (passive and actively) aggressive efforts throughout the purchase process to make us withdraw our offer.

Dylan has a deep knowledge of the area, and he shared comps and other research throughout our house hunt so that we had a very complete idea of the local market and average home values. Once he understood our “must have” checklist, Dylan was in constant contact with us, sending new and “soon to be on the market” listings for us to review. His response time to calls and emails was prompt, if not immediate, nearly 100 percent of the time (exception would be when he was with other clients!). Because our purchase was for a second home, we were not able to see houses during the week; Dylan was always available to us on weekends so that we could maximize our time.

We’re not sure that we would have been able to close on the purchase without Dylan’s constant interventions with the seller’s agent; his availability to answer our questions and listen to us vent; and his intelligent, rational approaches to issues that always teetered on the edge of becoming very emotional.

We made the offer on the home we eventually purchased in very early September. We did not close until the end of December. Over that span of time, we felt that Dylan was “in it” with us at every step. He clearly takes a tremendous amount of pride and ownership in his work, and our success with the transaction was his success as well. He was very careful about not pushing us in one direction or another when we were weighing whether or not to pull out of the deal – he always presented us with the pros and cons of each decision, and he did not force his opinions on us.

The property we bought is located in a FEMA high-risk area that was affected by Hurricane Irene in 2011. Because there are so many new changes to flood insurance mandates, we all learned about flood insurance together, and Dylan has followed up with us since we closed to share with us news articles and updates on ongoing flood insurance legislation.

As an added bonus, after we closed, Dylan was able to share with us some contact information for reliable tradespeople in the area – a contractor, an electrician – all people that we really needed to help us with renovations post-purchase. We would have been flying blind without his referrals.

We have no plans to buy another home in the near future, but if we did, Dylan would be our first call. We can only hope that in the very distant future, he will be able to help us sell the one we bought! If you’re looking to buy in Ulster County or the Catskills, you definitely need to contact Dylan.
