Hi user 226, I am constantly hearing from buyers who filed bankruptcy and found out the bank waited to foreclose .After a bankruptcy you can still end up with a foreclosure . The impact of a foreclosure on your credit is felt got years.Additionally after a foreclosure you will experience difficulty with obtaining a new mortgage. Short sales is a better alternative if you want to purchase Again in the future. As with any advice regarding bankruptcy or home ownership always seek the advice of your attorney as well. If you need any assistance with your short sale ,please don't hesitate to call with questions or concerns . As a Certified Distressed Property Expert ,I have assisted home owners through this tedious process seamlessly. I hope that helps. I have a lender that is lending 2 years after bk discharge. Don't let anyone deter you from purchasing your new home.More conservative lenders may tell you that "You are not ready". Pay your bills on time.Keep a consistent job history and don't over extend yourself with new debt. When you are ready call or email me for a great lender contact :) Taj Weldon [Contact information and website removed by Zillow moderator. Please see our Good Neighbor Policy for more information.]
It is an excellent time to buy in the central valley.Interest rates are increasing along with MPI so, I would buy now to take advantage of low rates and low prices. However, each area is slightly different and there are other variables to consider.

There are lenders that can help you get a 100 percent financing loan! I know a few. SInce you are in Stockton, you could purchase in Lathrop, Mountain House, parts of Tracy, Patterson or Oakdale and get a USDA loan. Also if you want to stay in Stockton their is a great half .05 percent down program called CHF access that you could use to purchase. There are alot of factors that go into what 2000.00 dollars will buy you per month in this area.Areas like Lathrop have higher taxes, bonds and assesments which means you get less bang for your buck. But I would say safely that you can get about 275k (not taking into consideration debt to income ration factors etc.) Seek out a professional for a pre-approval they can really answer that question to your specific needs.
