I can't believe that someone would actually go so far as to try and pull signs out of the ground with a truck and a chain! I don't think I've ever heard of anything so unreal before!
There are so many different models now, some require no expenses for the agent, I've seen a few in my area that promote "100% commission" to the agent but ask for "transaction fees" or a percentage of rent.. there are so many variables these days it's hard to keep up!
In our area there is still quite a bit of negativity around us in terms of what to expect from the market. It also may be a point worth making that we have been seeing foreclosures start to come on the market just about every day now - a real surge from even a month ago.I think a lot of those in the business can't help but be concerned... but markets are markets - and are cyclical. Now we just need to see how long the "correction" needs to go on in order for things to balance out!
I hope you continue to keep marketing the property.. even with a signed contract, it's never over until it's over..Good luck to you - it sounds like you've been through a lot of grief.
I would think that a buyer seeing the POD would view it as an indication that you are serious about your intentions to sell and move. I wouldn't view it as a distraction or sign of desperation..
We had a very busy holiday season for our type of market - for the simple fact that many people held off from listing at the holidays and there was less available inventory.
