I can see the reasoning behind removing self-promotional posts, etc., but when you have something to say that is either newsworthy or of service only to a specific type of customer, I don't think it should be banned. Not always, anyway.I had been contacted several times by some participants of the board who had inquired as to exactly what kind of real estate niche we serve, so I spelled it out in a factual description on this board. However, the discussion had been closed, which I thought was rather silly.
Firstly, you have to buy for the right price. I have one investor now who has borrowed money from private lenders for an attractive interest rate, yet they hold the property until the rehab is done and sold. The investment capital gets sent to an attorney and begins to accrue interest from that date.So far, it seems to have been working well - I think she has done some deals with no more than $1,000 out of pocket.Not too bad!
You put it in front of the most likely audience - builders and investors.Depending on where you are, there may be a lot of development and rehabbing going on, and it could be an easy sale so long as you are priced right from the beginning.
It seems rather apparent that some bad choices were made when hiring realtors.If a nightmare with an agent happens once, I can understand the bitter feelings. But if it's been a nightmare with multiple Realtors, you have no one to blame but you for allowing yourself to be victimized.Own up to it and move on - it does no one any good to carry that type of anger around with them.
