And make absolutely certain that you are paying the best possible price for the property. Don't get carried away with your renovations. Keep it on schedule, and to budget!

We've seen some scenarios with short term leasing that has worked well, but you'll have a very limited pool of takers.Good luck!

We encounter the same thing quite a bit - we've had some good luck by doing google searches in our state, providing last known address, etc.

Speaking of wallpaper - one of the worst "upgrades I've ever seen was for a kitchen that was transformed to look something like a disco. I don't think that was their intention, but that's what it looked like to me. Metallic silver wallpaper - everywhere. Even on the CEILINGS. One wall was all mirror, the island was covered with tiny mirrors like tiles, and the fixtures were the most garish thing you'd ever seen.Puh-leeze!

I have been researching market data in SE FL recently, and I think that as long as you buy right, I think that is a market that is going to come back with some real strength, especially with regard to redevelopment. I would find an "as is" anywhere near the beaches and get it for the best possible price as a start.

Once you determine if the property is buildable and look to hire a builder, most of them will designate an owner's rep to handle the process. In many cases, I have seen the builder handle many of the permit & engineering aspects.

We've had some closings here more than 6 months out!

It will turn around - our area is showing signs of returning strength!
