Sold a home in 2012.Summary:
Tere was a pleasure to work with during the sale of my home. She was very responsive to our needs and guided us through every step of the process. I was very appreciative to the fact that Tere would take/respond to calls during odd hours and without complaint or hesitation. Bought a Single Family home in 2012 for approximately $425K in Temecula, CA.Summary:
I had decided to move to the Temecula area after doing a lot of research on my own. At that point I needed a solid real estate agent who would best represent me as a buyer. I picked Tere from zillow reviews as well as reading about her on several other sites. Tere got back to me immediately and I would say responsiveness is her number one quality. Her knowledge of the area was extensive which helped immensely especially being from out of state. Bought a Single Family home in 2011 for approximately $325K in Murrieta, CA.Summary:
Buying our home from another state was the very best experience that I could have every had. I owe this to Tere Rice! We began our home buying process with no knowledge of what to expect. We were first time home buyers and were living in Texas at the time. Tere was able to recommend an excellent lender, gave us quite a few choices for Home Inspectors etc. I can honestly say the worst part of our experience was waiting to move in because my husband's orders were not yet finalized! From our initial email to Tere asking if she was accepting new clients, our 2 trips to California to decide on an area to live and ultimately a house, to the hundreds of homes that Tere sent for us to review, to the final close, she was amazing! It wasn't until 2 weeks after our close that we were able to come and actually move in due to military obligations. When we arrived, Tere had not only turned on our lights and heater for our 11pm arrival, she had provided snacks, drinks and a small Christmas Tree! First Step on your journey to buy a home is to go to a direct lender and get your pre approval letter. Then once approved contact a Buyers Agent to start your search for a home.
Home Buyers. . . Don't Get Offended, Get Pre-Qualified
Pre-qualification is a simple process that can generally be accomplished in just a couple of days, or less. This is when you get to shop for the best deal on your home loan and find a lender willing to work with you. For the lender, they will want to run your credit, verify your proof of funds, and check you out with at least two recent pay-stubs and two years of tax returns. Based on the desirability of your package - this is the time to negotiate for the best loan rates and closing costs - as they apply to your loan. Be Prepared and thorough - the goal is to actually be 'pre-approved' and not just 'pre-qualified'. The former may require a little bit of preemptive work. Just know that it can not only literally save you thousands of dollars in the home buying process but may very well move your offer to the top of the pile - as most others will have tried to get in with the pre-qual letter.
Based on the then current loan rates, the amount of verified cash you have on hand for closing costs, down payment and your personal buying power, the lender will issue the coveted 'Pre-Approval' letter that says the bank WILL loan you a specific dollar amount with a guaranteed loan rate & payment. The Pre-Approval letter will have very specific conditions that must be met - such as finding a suitable home at a fair price.
Once you, my pre-qualified buyer, have your letter from your lender we are ready to find the home of your dreams.
