2013 has seen a dramatic turnaround in the market. Inventory is EXTREMELY low and there are many buyers trying to get into a home before the interest rates rise. While there are still many homes that are "underwater" (their owners owe more than the market price of the home), we are now seeing more "regular" sales coming on the market.

BUYERS: This can be a frustrating time as buyers are in tight competition with each other. In the first 6 months of 2013, good quality homes receive multiple offers and many times the winning bid is over asking and the buyers are waiving the appraisal contingency! Unless we see a rise in the available inventory OR until the interest rates begin to rise, we don't see this scenario changing. The best advice is this: Be patient and save as much money as you can prior to purchase!

SELLERS:
The market is HOT for any seller! This may not last long but for now, we are seeing multiple offers and prices rising. Of course, the homes that are receiving many offers are in good shape (typically).

For those who think they may need a short sale: There are no easy answers but many of the homes we are seeing for sale are still short sale listings. My first bit of advice if you're considering selling your home for less than what you owe (short sell) is to consult with an attorney & a CPA familiar with short sale transactions & the possible ramifications for sellers.

      Sold a Single Family home in 2009 for approximately $250K in Fairfield, CA.
      My daughter and her husband were looking to buy a home in my neighborhood. As first time buyers they needed a bit of hand holding and patience. Tess gave them all of that and found them the perfect home for their growing family. This home was a foreclosure and had been vacant for some time. It's just blocks from my home. When my best friend had to short sell her home after the death of her husband, I gave her Tess's number.
