Why isn't my agent's name listed on my property on Zillow?

Answer
Hi Diane,I would suggest you to first be logged in on your zillow acct. Then you should try to "claim" your home. Usually zillow will ask who's on title and once you opt for the right name you can "claim" your home. As for your Realtor, you tell him/her to sign in on zillow and place your home for sale. Once he posts it he can then add as many pictures and descriptions as he wants.Good luckLeonardo

What to offer(percentage off of asking $) on a bank owned home?

Answer
Hi Way,My experience has been that if the property is Bank Owned, there is not too much room for negotiation. Also make sure by communicating with the Listing agent that there are no other offers if there are other offers then ask if they are coming at asking, above or below. In a multiple offer situation the Bank (assigned negotiator) will send a multiple counter offer for the highest and best of all. Good luck.Leonardo

what is make me move website

Answer
Hi Victoria,"Make me Move" means to place/make an offer in a property that is so "good" for the seller that it prompts he/she to accept it and move out of the property. It is a tool that is being used more and more and in different websites as an incentive to start the process of negotiation.Leonardo

Parking

Answer
Hi Anthony,If you mean parking as in parking in the street, which is usually seen in metro areas my guess is that it does not. One thing that a Realtor or even a seller can do is to mention in the property details, something like " plenty of parking around...."  When I did Real Estate in San Francisco and the listing did not have a garage, if parking was plenty we would always mention as an added benefit but pricing it is a different thing. Ultimately what would dictate a difference in price would be the perceived value in parking. Hope this helps.Leonardo

If I clicked on the "save" button on a home how can I view it later?

Hi Brenda,First you have to be logged on your acct at Zillow. Once that is done and you click on "save to favorites" ( a little heart icon will show next to it) you can see them anytime by going to top of page, under "my zillow", favorites.Hope this helps.Cheers,Leonardo

how long does it usually take for a property to go from shortsale to foreclosure?

Answer
Hi Magor,In California after a NOD is filled ( notice of default ) it could take 4 to 5 months and it really depends on the Bank.FYI a foreclosure sale can be stoped/postponed by the Bank if they choose to do so. I have represented buyers and sellers on short sales and on some of them was able to convince the Lender to postpone the foreclosure. Of course it depends on several factors. Ultimately even the Bank prefers not to foreclose so my suggestions if for you to contact the seller's agent and ask him/her to be diligent and call if necessary the Bank every other day. Good luckLeonardo

Craigslist?

Answer
Hi Jen,I was hesitating to answer you question.. but this is my 2 cents. My listings can merge with craigs list in a very nice format. I did it a few months ago. Within a few days i start to get strange emails inquiring about the properties but not the way i posted them. My listings were for sale and the emails kept me asking about rental on those properties....till finally one day i got a call from someone that told me that one my listings was being advertised on craigs list for rental and that the deposit money should have been send to Nigeria....needless to say i flagged the posting but got a "bad taste" in my mouth because of it. Then the drop in the bucket was when i was at one of my other listings and a guy should up wanting to see the "rental" property and that he was in the process of sending a check for it. From that point on i decided not to advertise on craigs list anymore. This has been MY experience. I cannot speak for others. Good luck.Leonardo

Do you think they will extend the $8000 tax credit? The market is so crazy right now in so cali. Pro

Answer
Hi UCLA,Well i should hope so.In my opinion it has made a big difference in the market.I am located in a area in california where houses can go from low 100ks and those are the buyers taking the most advantage of the tax credit.  It is an important segment of the population and our workforce.Cheers,
