Isn't Pergo almost as good as real hardwood?

Dear Moira123, One of my sellers had cork floors installed. You can check some of the pics on my website under listings ( 128w san carlos in palm springs ) .  The feedback we have received was very positive. For one, depending on the color palate of the walls the match could be just perfect. Foreclosure homes for sale?

Realty trac is one of the ways you can find foreclosures in your area. They have a vast inventory and graphics where it shows how "far" in default the owner is ( if there was a note of default and when...). It is a paid subscription and  i belive there is a free trial time (  i think 1 week ) so i would start there. Hope this helps.Leonardo

Closing costs paid by seller

Hi Painless : ) I have some of my listings with an option of seller paying for closing costs but i also made sure to specify that this is to be done only and only if offer comes at asking price or very near to it and also that the costs should be the "non recurring ones".  This was done to avoid dropping the price and we did get an offer and sold it , so it is a good idea.Hope this helps!Good luck.Leonardo

High HOA fees

Hi Chris,High HOA fees do not turn buyers away if those fees cover grounds, pool, tennis, golf etc....so in fair is that buyers associate fees with those things that if paid solo would be prohibitively expensive. I am not sure if you are using a Real Estate professional or not but even if you are not try to enhance what benefits come associated with those high HOA fees. Hope this helps. Good luck! Frustration is setting in.....Suggestions?

Hi SLD1, Well since hiring a realtor is not an option here are some of my suggestions. In order for you to "capture" the leads being generated by the fliers and newspapers ad , you should advertise to call "this number for more info".  Once they call try to promote the pos of your property, do open houses where you have a sign book and always tell the prospect buyers that you are the owner. Solar Panels

 Hi Steve, The addition of solar panels, voltaic or not, usually add value to your home. Here in the California Desert, where the sun shines most of the year the savings on your power bills from voltaic solar panels make a big difference, specially in the summer when temperatures can reach 120 degrees or more! Either way you look at this issue as an investment or as a green concept, solar panels will become more and more popular and their costs will decrease with time as well. Hope this helps. Leonardo. Hi Scobybus,I often ask myself the same question. When i started real estate in San Francisco i saw a lot of cases like this. I guess the old saying of location, location , location does apply in some cases but definitely not all.
