Listed our home. Helped establish asking price by consulting with other realtors. Held 2 open open houses and 1 realtors' open house. Showed the house many times by appointment. Ultimately when we got a reasonable non-contingent offer on the house and we accepted it, one of the conditions of the offer was that the prospective buyers wanted settlement to occur within 16 days. That's when our realtor really sprang into action. Making sure that the buyers got their inspection done quickly and giving us a chance to get our estimates for any work that needed to be done to respond to the buyers' inspection report. Given the very limited time period, it was essential to be able to counter the buyers' estimates for the work expeditiously. Our home was an older house and the buyers' inspection report had many times on its tick list. Our realtor helped us to understand what times we had to address and what times we could negotiate about.
