In 2005 minimum price for a lot, even in one of the "way out" locations, was $6,000. Today some lots are selling for $500. Don't want to sound all negative, it's just the reality. Check you tax assessment for value, lately they have been relatively accurate.If you post the Unit, Block, and Lot numbers I can give you a ball park value.Tego
10,292 for the entire MLS area in 2013. This includes Albuquerque, Rio Rancho, and all the surrounding communities. In Albuquerque proper it was 6,748 and Rio Rancho was 1,799.
Ok... I was thinking about it after posting and realized what's happening. Zillow does not normally index vacant land and they wont add the address until it becomes "real property", meaning a home is on the property. I suspect that the tax records are not showing improvements or the home was built recently and they have not updated yet. Tego
Double check the map pin placement in the Edit page if already posted. If not listed yet, you will get the option to manually place the map location. I suspect the La Madera area does not automatically map very well.
Regarding the Inspection... Our contracts here in New Mexico specifically say that the Buyer may choose the inspector even if the seller is paying for it. Honestly, as a seller I wouldn't want to insist on a particular inspector... lot's of liability if the inspector misses something.

Hi jdsalas46 - Both Lease/Purchase and Real Estate Contract homes are available although at a much more limited supply. On the Lease/Purchase... most sellers would rather lease or just sell outright, but sometimes homes are offered this way. Homes offered on a Real Estate Contract (Seller Financing) are more available but be prepared for 10%-20% down payment. I agree with Pasadenan... a pool is a lifestyle choice and in most cases does not add value equal to the cost of the pool. With that said, we have a pool and the hours of enjoyment for us and the family have been well worthwhile.

Hi Susan,I don't think owner financing is that rare... there is a field in our multiple listing service where we can check if the seller will consider owner financing. However, often a home sitting vacant has a motivated seller and we've seen owner financing offers accepted when the seller didn't offer this type of financing up front. It takes sifting through by your realtor however it's possible. The down payment and terms will be important for the sellers.Good luck! Tracy Venturi
