Just like any location and any type of business you have good and bad people. Just keep interviewing to find someone you are comfortable with. The big problem is no one knows what going to happen in the next year or so, and if you tell you they do… run away!I am a Realtor in the Albuquerque and Rio Rancho area and things have defiantly slowed down. I understand that Santa Fe is also slow. I would suggest that you take your time and look, look at lots of homes and don’t rush to do anything. When the right home comes available you will know if the price is good and if it is right for you.My opinion is that Santa Fe will continue to be a highly desirable place for people to live and visit, no matter what the economy does. It is a unique place… incredible history, beautiful surroundings, and a culture that is like no other. Home prices in Santa Fe have been way out of whack with the average incomes (lots of 2nd homes, trust funders) and it will probably always be that way.This is all I have for now, hope it helps.[content removed by moderator for being self promotional]
A few of things I think would be good indicators.1. When the cost to build new is higher than existing construction. (We are close to that here with Albuquerque Homes).2. When rental payments are within 20% of the equivalent mortgage payments (also… we are close on this as well).But… the most important thing will be the availability of financing.
Based on the statistics I have looked at and the numbers I have run, the Albuquerque Real Estate market has done ok (relative to the rest of the country). He have definitely seen some pull back in prices this year but it has not been huge. It’s taken a while but most people understand that last years price will not be this years price. One interesting thing I have noticed… most sellers feel that the market will improve going into next spring and summer, but most buyers feel the prices are going to go lower. History will be the judge.
