There is Down payment assistance help, possibly.  Don't get hung up on "foreclosure" thinking you will get a super deal.  First, they are not available to you if you are using Down Payment Assistance funds.  Second, most of them will not qualify for traditional FHA/VA financing due to appraisal repair requirements.  Hire an experienced Realtor to help you determine your price range and start looking for properties that you can both afford and you are eligible to purchase.Dutch

Are there lenders there that will get me 3.5% interest with score of 636?

Answer

There are lenders that will lend on a 620 at a slightly higher rate.  Don't get all crazy on having to have the lowest rate. The difference between a 3.5 & a 4% rate on a $100,000 not is only $28.38 a month.  Some clients pay a higher interest rate to get some of their closing costs paid for by the lender. Concentrate more on ways to pay off your mortgage early by paying extra principle every month.  Every $30 a month extra you pay on your $100,000 mortgage each month will remove 3 years off the length of the mortgage.  So if you paid an extra $60 a month, you would pay off that 4% loan in 290 months.  That also reduces the "effective" interest rate that you paid.

The only values that are actually WORSE than Zestimates are Tax Appraisals. If you want to know what a specific property should sell for (within a specific range), use a local Real Estate professional to run current comps on that property.  Zillow and tax appraisers use much too loose of selection criteria for comps, and therefore their values are all over the place and notoriously incorrect. In addition, you need to know the market trends in your area, as ALL real estate is LOCAL.  A very good one is FREE, it's called Market Snapshot, and pulls live data from the local Multi Listing Service and uses actives, solds and pendings.  [deleted by Zillow moderator.]Dutch RevenboerFlat Iron Realty GroupEdmond, OK[deleted by Zillow moderator.
