Your Tampa Bay Realtor, Broker/Owner. FSBOs love me. Because I am a Broker, all negotiations are directly with me and I am as flexible as my investor clients need me to be.
For Sellers: I can do MLS listings only, a combo of Realtor services to supplement your efforts, or offer you full service Brokerage. Flat rate or commission based, and a combo there of fee structure is also available.
For Buyers: Investors need property analysis feasibility before moving forward to invest. Experienced home buyers know the ropes and expect more. As the Broker/Owner and Certified Property Management Specialist - I offer property expense and income analysis as part of the due dilligence before you invest any $.
As you probably already know, Buyers don't traditionally pay Realtor fees - the Seller does. However, since many Real Estate Agents are limited in their ability to negotiate away from the mandates of their Brokers, a Real Estate agent has a greater incentive to take you on tours of more expensive properties so as to maximize their earnings. Since I am the Broker and not needing to share a commission with anyone, my investor clients are able to access more Broker services with confidence.
Real Estate Investors know their market, their properties, as well as their in/exit strategies. My clients are all educated investors, or quickly become educated as a result of interacting with me and my company.
There IS a difference between the skills and duties of a Realtor and a Property Management Specialist, but when they are blended, the investment analysis is exponential.
