Looks like you own a condo? Do not use an assessment or an appraisal to determine market value. Find a Realtor your are comfortable with and have a "Comprehensive" Market Analysis [CMA] done on your home. Staging, de-cluttering and de-personalizing [family photos...] will also help sell faster and for more money. Should I paint dark woodwork to appeal to potential buyers?

Answer
I agree with others advice here to paint, it's pine, not cherry or other wood possibly worth the effort of stripping and re-finishing. Prep it well and use a high gloss quality paint. I like Behr at HD or Hallman Lindsay as a Wisconsin paint manufacturer.

Should I leave carpet in place or replace with a laminated wood flooring product?

Answer
Laminated wood flooring looks great and we put it in all our new condos. When you say "laminate", I'm assuming you want a real wood engineered product, that is what we use. I agree with the reflective qualities of wood floors, especially to brighten smaller or more enclosed spaces. It cleans and polished very well with Murphy's Oil and hot water. Check out "BR111" product from Brazil. Now, that said, I pesonally do not like hardwood floors to live on, because I go barefoot in home, but the wood is beautiful and will most likely sell your home faster IMO.
