Need first time investment advice

Michael,Never understood why anyone would jump out of a perfectly good airplane!  But then I'm Air Force.Blake is absolutely right about first steps.  Once you've got an idea about what you can afford, then we can begin looking for your ideal property.  I did a quick search, excluding senior communities and found 157 hits under $250,000.  Only 48 of those were at or below $200,000.  I would recommend looking at three of these.In other words, for $200k or less, you won't get much and/or it won't be in the most desirable location.  I'd be happy to guide you as a fellow military person and investor.  Let me know how you want to proceed.Thanks for your service,

why is zestimate value of my home lower than the neighbor's when mine hashigher county estimatevalue

Because Zestimates are WAGs at best.  They frequently include "homes" that are not actually comparable to yours (ie. SFRs with condos as "comparables").  If you really want to know the value of your home, ask a Realtor(r) to do a Comparative Market Analysis.  You can really impress them by simply asking for a CMA!  We're always happy to provide tons of information even if you're not anywhere near ready to sell.Send me an email with your address and I'll be happy to reply with a CMA for you. Wow, I hate to tell you this but the tax roles don't give very much information.  There is also no past MLS listing for that address.  Those are my two resources for looking up historical data on a home.

By changing house from 4b/room to 3 does it change the value

Sababe,The difference between being able to call a room a bedroom or not is whether it has closet space that can be used for clothes storage (better if it has a rod from which clothes can be hung).  If you remove the doors and put drawers and shelves that are geared more toward office storage then, you technically can no longer call the room a bedroom.  There is some fudge factor in all this.  If you configure the closet so that it can easily be returned to use for clothes storage, that point can be made when you're ready to sell.Now, the answers you've already gotten pertaining to value are accurate.  The basic rule of thumb is that more bedrooms enhances the value.  It's much easier to put a small family into a four bedroom home than it is to put a larger one into a three bedroom home.My best advice is to make the bedroom conversion work for you while leaving it as easy as possible to return it to a bedroom when the need arises.Hope that helps,
