    Sold a home in 2004.
    Tim was a huge help in selling both my house and my grandfathers house simultaniously. He knew the area and new the current market. He allowed me to get top dollor for both locations in a timely fashion.I would use Tim again in a heartbeat!

    Tim helped my wife and I search the Huntington area for a home back in 2007-2008. His knowledge of the area and help matching our criteria were very impressive. I've recommended numerous friends and relatives to speak with Tim about finding or listing their houses.     Sold a home in 2010.
    My wife and I met Timothy Cavanagh about two years ago through a recommendation from a friend. Our house, at the time, was the most expensive piece of real estate, for sale, in all of Greenlawn, New York. Because of a personal situation, we postponed putting our house on the market for over a year, but, finally, in February of 2010, it was on MLSLI. Through the winter and spring, few people came, as per our request. We did not want the curious; we only wanted serious buyers. In fact, during the summer months, only one person, and his family, appeared in early August, and he, in the end, bought the house. We closed on December, 8th of this year. In this difficult selling environment, Timothy took special care from the very beginning of our interactions to create the best position situation for a sale. At our initial meeting, he was clear and honest in his appraisal of the range of our home's worth on the market today. We didn't like hearing what he told us, but his gentle and knowledgeable demeanor made us realize that our original asking price was more of a wish than a reality. As it turned out, we sold at the very top of his proposed range, thanks, in large part, to his physical presentation and last minute talks with the seller's real estate agent that justified a sale at the full, listing price. He provided an excellent photographer, along with sound advice, about how to show this place at its best on MLSLI. So many of the pictures displayed there show distorted interior or exterior views, or, worse, show scenes that deter, rather than attract, a prospective buyer from taking the next step. Perhaps, most importantly, over the eight months it took to sell our house, he never lost his patience or appeared discouraged. Be careful when an agent promises, or, in many cases, even agrees, to sell your house at the price you want. For many, listing your house is the beginning and the end of your relationship. Timothy did not disappear when he got our listing, only to assign an associate to be with us for the long haul; he, himself, was there from the beginning to the end. I would ask that you, at least, interview him to be your seller?s or buyer's agent and avoid simply choosing a family friend or someone that you have heard about.
