Hi,In my case as a Preferred Agent for Zillow, all my listings get preferrred status or featured listings during some of their time on the market. Hi,The majority of the time the info comes from the county records office. You may have finished the attic and made it livable space. Unless the county came out to inspect it, they may not know about it. Your property tax is based on the livable square foot price. There are times the homeowner is ok with not having the right square footage, but when they go to list the property - they want to footage to show. It can be a catch-22 situation at times. Have you check the county records for their square foot size? If you need help with that, please feel free to contact me.
As Realtors, we use a tax software and our MLS data that has fairly up-to-date information. If you have a question about what has sold in a specific area, you can give me the address and I can run what has sold around it in a certain time period - month, 6 month, one year.Appraisers use the same methods as well. Again if you have a specific address you are looking for near by solds, I would be happy to help you with the information.
I have an investor client who is looking to purchase a couple of multifamily homes through his REIT. He is only finding 2 lenders who work with REIT financing. Does anyone have any lenders they have worked with on REIT purchase financing?Thanks!
