I would NOT recommend Todd for selling your home. It sounds good enough that he will offer you a rebate, but that's where it ends. There is zero motivation for him to be really active trying to sell your home. His attitude is "set it and forget it," meaning he will get you set up then kick back and wait for the buyers' agents to call. I 'hired' Todd to sell my home in July. It started off ok, with his wife helping to do some light staging and the photos being taken. Inna and her mother were very nice people. They had a Fri., Sat., and Sun. open house about a week after the house hit the listings, then accepted bids a few days later. We had priced below the recent comps in my complex in thoughts that people would bid...nope. There was NO strategy at all and this was the only open house we had. Later, we got a few offers (not from the open house because only 3 people showed up!) and Todd tried to get me to accept an offer $10k less than the asking price! He told me I "must" respond with a counter offer. That lie, telling me I must respond and trying to pressure me into accepting the offer, was what really did it. It wasn't until I expressed to Todd my dissatisfaction with his service that he wanted to have another open house. He made so many mistakes beginning with the WRONG pics being posted to MLS which were up for weeks before I noticed. He failed to update the ad on other sites regularly and let them expire. The brochures arrived late and not in time for the open house. When they finally arrived they had only his marketing material on one side. Tacky. Even after I mentioned that he could use that space to put more pics or information about my home, he persisted and the second batch (late again) still had all his stuff on them. Still tacky for 2 reasons: 1)- it's just tacking putting all your own info on a brochure that is supposed to help sell your client's home and 2)- not listening to your client when they politely asked you to change it. His tone and manner is condescending, he forgets who the client is and responds as if he is doing everything right. I asked him to mutually cancel our listing agreement and he refused. Again and again poor customer service. Why would you 'force' a client to stay with you until the contract ends when they do not want to continue with you? He would likely respond to this as if it was my (the client) fault. I made every effort which is more than I can say for Todd's services or lack thereof. In all fairness, I did use Todd to buy my place 5 years ago and it went ok. I did all the work researching and going to open houses. He just sat back and wrote the offer never once opening a door or even getting me into a home for a tour.
