wondering between short sale and REO

Debbiethere are still a lot of short sales happening...and getting your price isnt the issue. You will get a lower price with the short sale than reo. The issue is the probability of getting the home. In a short sale the bank may very well say no or keep you hanging for 60 or more days. If anything short sales are still on the rise. I expect a flurry of buying in the spring though....You can still realistically get "your " price with a shorts sale, just realize the banks are more eager to deal on an REO since theydont like holding inventory. For inventory they hold it great decreases their ability to in essence get funded/borrow from the fed. Between now and the spring you should be fine getting a good price on a short sale.Hope that answers your questionthankstom merigan

Since you are already on ZILLOW have you tried searching for your local zip on zillow? Do you get farming advertising? The people still advertising in your community are probably strong or they couldnt afford to continue farming your area in this economy. Lastly who is doing the most listings in you area on a visual basis. Meaning whose rider(signs) do you consistently see in you area.I hope this helpstom

The best way to know is pull up a graph...I would say since the trend is up then you would do well to lock it. It also depends how much your lock costs, as usually there is costing involved. If you can pull up a yearly graph that will give you the most informed opinion. In essence you are asking will the economy impove? My guess is yes take a look at the DOW todaygltom

What is/are the BEST and WORST MONTHS to list house for sale?

April and September.....even end of august to a lesser degree.April is just the busiest month and aug-sept has to do with kids going back to school....at least in my areaThese are the months with most buying activity.This person wants actual months not timeframes....gltom

If a buyer backs out of a signed offer is given can you keep the deposit.

The buyer has that right. That is why they get inspections.It is also crucial if you are past the contingency removals.If it was based on inspections and you are past contingency removal, then yes theoretically you would get the deposit. But in reality there is still a small fight left. gltom

An Agent that is not my listing agent has posted my home on zillow for $1.

Zillow automatically pulls listings from many feeds. It isnt their fault but they do have too many bogus listings out there. This is a great example of one. I would contact the realtor directly and ask them to remove it, and if that doesnt work, I am sure Zillow will help you. They have very good customer service.good lucktom
