Sell SF home and buy now?

I have a client that were planning on selling first, then renting before buying.  Unfortunately, because the rent is so high in the city, they have decided to buy first before selling;  Thus, bypassing renting.  However, with renting, will give you some time to look for another property.  One of my tenant did just that.  Sold their property in May, and is currently renting while looking for their next property.

Should I contact Listing Agent?

Besides getting you the CMA reports, the most important is looking for your best interest.  As a buyer's agent, their fiduciary duty is to make sure all the reports and facts are verified.  The other, is to give you all the information so that you can make the best decision possible.  Listing agent's first and foremost fiduciary duty is to the seller.  They could also represent buyer in this transaction, but to me, that is a conflict of interest.

Where can I find the best deal near Fremont, CA for buying a house?

Your best bet would be to find a short term lease first and settle down. Next step will be to search and explore which area you prefer.  Mission and Irvington are the two most sought out area in Fremont.  After this, you should sit down with your loan officer to get pre-approval so you know what your budget will be.  Then talk to a few agents in your area to choose one that fits you best.Good luck.

When it's too good to be true, you should trust your judgement that it is.  There is absolutely NO WAY a property in SF will be selling for that price, not even for rent.
