Is the MLS listings the only source realtors use?

A buyer's agent that brings real value to their client should look to a number of sources.In today's market MLS remains clearly the source of highest value.  But a buyer's agent truly earns their stripes when they're turning over rocks for their clients.IMO, one of the great challenges for agents under the still relatively new agency laws is fully grasping and absorbing the wearing and meaning of these two totally different hats: Buyer rep vs. Seller rep.While I think we all "get it" it's often tough to stay fully in the moment on it.  Wasn't that long ago that all agents represented the Seller -- all the time, completely, and in every transaction.  I think many of still lose sight that buyer rep means scouting for the buyer.  Bringing real value to the buyer.  All of today's buyers have 100% access to the data on MLS (also a relatively new concept).  If all we do is regurgitate MLS data, we will end up going the way of the type writer.On a whole other note, I think agents and brokers need to prepare for a day when MLS will no longer be the clear #1 source for sales and availability data.

Mack, I must first say that have always found your posts to be among the most level-headed on the board.But this latest is a stretch.  It is a tiny little 4oz cocktail of sarcasm and victimhood.  Unlikely to change the disposition of its consumer.The fact remains that there is nothing remarkable agents "misstating the truth"  And as a group, we will not be held in "high esteem" until this practice curtailed.  A reputation of being dishonest is not "a good problem to have"(Again, I've never read any statement from you that spouted off made-up statistics, but sadly among agents, that is remarkable.)

The pattern of making up statistics is in high gear tonight.This one's even got a new twist on making up statistics.  The phantom sample study sited only includes "experienced" agents.Of course there is no study ever conducted that supports this statement, but hey, we're Realtors, we are not required to be truthful.And credit to MLS4, nailed it.  I'll never understand why so many agents are convinced that lying pays.

No sooner than I say it, somebody's has got to one-up-it!The very next agent poster felt the need to offer up not just one but TWO completely made up statistics!!! Now FSBO's sell for "20% less"  That is just complete BS.  Absolutely made up.  You can knock me over with a feather if he can site that stat offered by Realtor.com  --  and that's saying something b/c I'm betting that one of the least credible organizations on earth wouldn't go so far as to try to sell that hooey!  WOW.As a profession we are about as credible as meth-heads.When we're compared to used car salesmen, it's an insult to used car salesmen!  Why are we so compelled to lie?  Honestly (if that's possible), is there another "profession" on earth that makes up BS as much as we do?  Listen to yourselves.  90% fail.  20% will be sued.  You'll make 80cents on the dollar -- on average!  Let's just go ahead and say it!  It's a fact!  Going FSBO will give you CANCER!!!  Do you want to know why we are so distrusted as a profession?  Because we deserve it!  Not for the job or services we provide.  But for the lies we tell day-in and day-out as if truth has no meaning.  Stop it!

I commented on this thread a year ago.  My point then is my point now.  "Why do agents love to make up statistics out of thin air?"Apparently as a breed, we just can't help it.The original poster claimed "90%" of FSBO's "fail."  Where did she did this?  It's completely made up!  I gave her a hard time about it then.  We agents and Realtors serve an honorable purpose.  Why do so many feel the need to make up completely ridiculous lies to justify ourselves or scare the public.But now, more than a year later, the most recent post from some agents claimed "20%" of FSBO's end up in lawsuits!!!  What???  1 in 5 end up in court?  Really?  Just totally made up and completely unbelievable at that.  Here's some advice: next time you make up some statistic (often called lying), make it remotely believable.  20%!  Please!It's really hysterical when you think about.  If you marry these two statistics together, according these "professionals" -- you are 200% more likely to end up in court than at a closing table if you sell your house by yourself.  If we keep this up we'll all get sued by the Professional Politicians Guild for copyright infringement!  ( I guess I should say, "92.7% of us stand a 99.98% likelihood of being sued..." )
