Very good idea to continue looking. It makes all the sense in the world for the bank to care deeply about the continuing deterioration of the property and want to accelerate, but unfortunately these deals tend to move at their own pace regardless of your prodding or anxiety.Push on your agent to get whatever update is available. If you feel as though  you are getting no where fast, then you are probably right.Keep looking, if the short sale comes together consider it a happy surprise.

Door knocking - any success?

I've heard many trainers talk of having success with this - but I get a belly ache just at the thought of it.  Frankly, when someone rings my door bell uninvited, I tend to hide in the curtains. So I guess if I decided to give it a try I'd dress appropriately so I could do the "hide in the bushes" approach.

how do i search for furnished rentals

Your local MLS will likelly have "furnished/unfurnished" as a searchable field. You should be able to apply the filter to get to those that are furnished pretty easily.

Though out of the area, I would say this if I were in it....count me out.  Agents have two things with which to make their living, time and skills. I tend to give my time to those that value my skills.A good agent will  make a big difference to your success!

sold a house without a home inspection by buyer. now she claims there is a $10,000 plumbing problem

Sounds very much like an  "estate sale" where you do not have direct knowledge about the property having not lived there...in cases like this I generally write this on top of a blank sellers disclosure and have the seller/executor sign it and provide it to the buyer to reinforce the point.But the real answer is this - the buyer opted not to do inspection at their own risk, and now that title has transferred, any issues with the property have as well.I would suggest you talk to your attorney, but I do not think they have a case.Good luck and best,Jeanne FeenickUnwavering Commitment to Service, Unsurpassed Results

HI there, I am not a local agent so I do not have access to the local data, but I can tell you how to do the calculation.  You are referring to what is often referred to as the Market Absorption Rate which measures the average time to sell.  To calcuate it you divide the total number of active listings by the number that have gone under contract in the last 30 days.A market is considered "normal or balanced" at 5-6 months, anything less is considered a "sellers' or appreciating" market, anything more a "buyers' or depreciating" market, by degree.This is nothing to watch daily, but looking at the stat on a monthly or quarterly basis can be very helpful in understanding how your local market is moving.

What recourse do I have if seller continues to remove items after closing from the home I am buying?

I know attorney are not involved in many areas but this is really begging for legal advise.  Refer to your contract for clarification of what is included/excluded. As far as the seller still having access after close, that does not make sense unless there is an agreement, such as a use and occupancy for their continued use/access.I would suggest you talk to an attorney.

Help her find a great agent who will price her home realistically and market it aggressively.  You've come here - so you clearly understand the importance of online resources.  An important criteria in choosing an agent should be their online presence and commitment to using tools like Zillow to maximize the exposure of your Mom's home.
