I hired Tracy Santrock as my buyer’s agent . I have dealt with my share of people who call themselves realtors but do nothing to help you and you are left wondering why you did not do it alone. Tracy is not one of them. I have done several real estate transactions in the past, but this time I was in a new and did not have an idea of what to expect. There are a lot of bonuses with Tracy (like she has her degree in finance from Duke) so she helped me weed through all the loan numbers and builder incentives to get just the right mix in a mortgage package that was most attractive to me. Some of the things she dealt with included in my decision to purchase were: school placement, HOA’s, location of future road expansions, lot orientation, Waste Treatment Facilities, power plant location…builder speak, building code violations ..and price ...just to name a few. Tracy was very knowledgeable about all of these aspects and how it relates to the process and saved me from a couple of possible home purchase disasters that would have been very costly if I would have completed them. I ended up buying a new construction (which I had initially dismissed but she knew me better than I did myself) and getting some things included I would not have thought to ask for but she knew because she has that experience. She is extremely good at sticking up for your interests and is very thorough and just truly wants to do a good job for you. I like that I can text, email, call…and she answers them all quickly. Her assistant, Margo is her right hand gal and does all the things I was used to doing myself with other realtors. The inspector she used was top notch (4 hour inspection) and extremely thorough. This is an amazing team and they get everything done smoothly and in unison. I did not have one worry the entire time that Tracy was in charge and it was a big relief to know I did not ever have to follow up once to see that something was completed. She is very up to date (tech savvy) and a lot of documents were “signed” via email which makes it very easy as my husband and I were in two different states at the time of purchasing the home. Pam at their Mortgage Services closed my financing very efficiently and again, no issues. Thanks to the VA program and Tracy and her team, I walked away with newly built home, a check handed back to me at closing and about 5k in equity.. on a new build..in this economy.. I Could not have asked for a better experience. Thank you Tracy, Margo and Pam!

Tracy is someone who is always there when you need her. She also 'goes to bat' for you when negotiations are needed. She is very thorough in producing comparables and knows the area quite well. I highly recommend her as someone you want in your corner when especially you are not that familiar with the area

Tracy's knowledge of the triangle area is quite extensive. she showed us homes all over the triangle area. She helped us select a home that was in a great area, good schools, great commute for work, and near all of the amenities that are important for our family.
We highly recommend her to anyone looking for a home or selling a home.

If you are selling your home Tracy is the realtor to use! She knows her market and will price your home properly. Our home sold in 3 days and almost for the asking price. Tracy and her team guided us through every step of the selling process. They made the experience much less stressful. They also knew the right people to go to help us with the details of our cross country move! Again I can't say enough about this very knowledge and professional realtor.

Tracy recently helped us purchase a house in Carolina Preserve. As our realtor, we found Tracy to be very knowledgeable of the building process of a Carolina Preserve home. She explained every step of the process and she was present at all meetings with the Pulte builder. She recommended a quality inspector and between Tracy and the inspector, we felt we were in excellent hands. Whenever we had a question, either she or Margo, her assistant, answered it immediately. Tracy made us feel as if we were the only clients that she was representing. When we had a few problems with the construction of the house, Tracy did not hesitate to help us get the problems quickly resolved. Not only was she invaluable with the construction of our home, she is very knowledgeable of the area and its people. She recommended several trades people who we have used. We would wholeheartedly recommend

My husband and I have bought and sold several houses, and Tracy is the best realtor, by far, that we have worked with. From the minute you have your first meeting with her, she is completely devoted to selling your house. She was available within minutes of our calling or e-mailing her, patient and understanding as we became the typical anxious sellers. We were also impressed by her command of cutting edge real estate technology, which we believe helped us to sell our home as quickly as we did (in under three weeks). Tracy also has a wide range of resources, such as window cleaners, gardeners, house cleaners, chimney repair people, and general handymen. We used every person she recommended and they were, to a person, reliable, professional, and reasonably priced. Tracy's expertise and knowledge of the real estate market, her professionalism, and her savvy in working with potential buyers and their agents, all permitted us to trust her completely. We sold our house in under three weeks, at a price that pleased us, and we were on our way to our new life much faster and calmer than we had expected. We credit Tracy with all of that!

We bought a lot in the Del Webb (Cary, NC) community while we were still living in Philadelphia! It was because of Tracy and her incredible assistant, that we completed the process from empty lot to final home inspection without losing one night of sleep!
Tracy shared her knowledge regarding pros and cons when chosing our lot. She was able to explain some subtle differences in the lots, which allowed us to make the best decision for us.
Tracy kept us informed of the lot/home buying process (which was more detailed and complicated than we had ever imagined!) and gave us valuable advice every step along the way. Tracy did not simply 'show up' to represent us at the various meetings/home inspections. She clearly went above and beyond at every point along the way. All of our questions were responded to rapidly and thoroughly, sparing us any undue concerns.
Tracy was at our home to greet us with our keys the day after she represented us at our home closing. We feel very fortunate to have bought our home with Tracy on our side. Let's face it, realtors don't have the best reputation. But I was so fortunate to work with Tracy, I don't foresee myself working with any other realtor again. In fact my parents will be working with her as well when they are ready to move down to NC from NJ! She is the hardest working realtor I've ever worked with. She is not only knowledgeable, she is an expert in what to look for in all things real estate, she is an expert negotiator, and when she says "don't worry it's done" it ACTUALLY gets done not in weeks, in days. I've never seen any realtor move so quickly with such good results time time after time after time. She also seemed to be working around the clock, she was incredibly responsive whenever we needed her to be, via phone and email to every question no matter how small and seemingly stupid, she responded in the same professional manner and speed. She knew the process in NC since we were new to the state and walked us through it and helped us to understand it every step of the way. And not only understand it, but understand the differences between NC and NJ! And very refreshingly, she was also honest and forthright. If something didn't feel right, look right, wasn't right, she told us and left us to make our own decision. She not only knew the areas, she sent extensive research on schools so we could do it on our own as well. In the end I ended up literally, with no exaggeration at all, with the house of my dreams fitting every one of my needs on my wish list because Tracy didn't want to give up, so why should I? And not only with the house, but at a great price, with all the bells and whistles I wanted before we closed, basically I got all that the wanted and more. I would recommend her a hundred times over, and I would use her a hundred times over. She is definitely not your typical agent and that is why she is one of the most successful agents in the Triangle area, you'll be more than pleased, you'll be writing the same review.
