Tracy is undoubtedly the best real estate agent in the area. We live out of state and wanted to sell our home in NC. We checked a few agents and decided to go with Tracy because she was always upfront, honest and never put any pressure on us during selection. As soon as we selected her, life just got a whole lot simpler. She took over and managed everything from getting the house cleaned, doing all repairs, negotiating contract and finalizing sale. We never had to come to NC during this process.
She helped us settle on a competitive price and also decided what was needed to sell the home quickly (staging, repairs etc.). We took her advice and it really paid of – we got 3 offers in 8 days and one of them was at list price. After finalizing the offer, Tracy’s closing assistant, Margo took over the process and made that whole process very simple. All we had to do was to review and sign on already prepared documents. There was NO HICCUP in this whole process.
Tracy has a great team of contractors that she works with and she was able to get everything fixed very quickly and at a very reasonable price. Overall we didn’t think selling a home would be this easy but Tracy and team made it very easy for us and we got FULL price. I am a retired attorney with many years of experience in negotiating large contracts with various corporations. My wife Ann is a retired interior decorator, with many years of experience in the art of selling and design. Over the years my wife and I have purchased and sold many pieces of real property. Some were for personal residence and others were rental properties. In the process, we have dealt with a variety of real estate professionals. Some were average, some were good and a few were extraordinary. Tracy certainly falls into this last category of being extraordinary in her profession. In fact, I would put her at the top of the list of extraordinary real estate professionals.
We first met Tracy in 2013, when we started looking for a house in the Research Triangle area. We were impressed from the “get-go” with Tracy, but could not commit before we first sold our house in Florida. This took almost a year, which was a lot longer than we expected due to the sluggish real estate market in Florida.
When we did finally sell in Florida in 2014, we again contacted Tracy and started our search anew. She stepped right in where we left off. She spent time with us touring several houses in the Cary area. Her assistants also set up a continuous string of e-mails disclosing a variety of listings for us to review. When we settled on a few possibilities, Tracy again took us out to preview our choices. Tracy prepared an offer for purchase of our final choice. The offer was accepted with a few minor “tweeks” by the seller. So far so good.
Tracy then set up a series of inspections of the property, whereupon several problems with the property were disclosed. Negotiations then went into overdrive. We had difficulty with the sellers taking care of these problems. Unfortunately, the seller’s efforts to fix the problems were not satisfactory as disclosed on a re-inspection.
Up to this point things looked fairly normal. But the negotiations stalled when it was discovered that to make the necessary repairs would cost just under $2500, and time was running out on the “due-diligence” period. It came down to the wire, within a few days of closing, and the sellers were still balking. We could have closed and then been stuck with paying for these repairs out of our own pocket, but Tracy stepped forward and really demonstrated her “steel” in the negotiations.
As it turned out, the sellers did pay for these repairs and, best of all, we closed on time. Suffice it to say that I highly recommend Tracy for your choice of a realtor and hold her in very high esteem as a true professional who is knowledgeable of the law, house construction details as well as what is going on in the area. Moreover, Tracy has assembled an excellent team to help in meeting your goals. Tracy is the best of the best.
Tracy is a superlative agent. She knows her stuff, can help any client, and nobody can exceed her expertise with the retirement community. I bought into an active adult (over-55) Del Webb complex that was under construction, so it was a lengthy process which meant many meetings with the seller in which she helped me make the multitude of design/décor choices a new house requires that not only would keep me happy while in it, but also had an eye on resale value. She also could ask all the right questions of the field manager about the house’s construction at his meetings from the time they dug the first shovel of dirt until we had the final walk-thru when it was completed.
