How should a home's square footage be calculated? Include bathrooms?

Answer

Great question.  The house square footage is typically calculated by all footage under a roof.  They do not include garage space as that is not living quarters.  Hope that helps. TriciaBROKER CONSULTANTTRICIA WIRTH GREGORY[deleted by Zillow moderator]

My home has a new updated kitchen with granite counter tops, maple cabinets, stainless steel appliance

Answer

It sounds like you have made some nice upgrades to your home.  These items will help you when you go to sell.  The zestimates of the home are off of the square footage and assessors data of the homes.  There is no way for them to know what the condition of the inside is.  The purpose of the zestiamte is to give you an idea of value and a local agent can give you a better estimate by taking in to consideration your upgrades etc.  Hope this helps.  TRICIA WIRTH GREGORY[contact information deleted by Zillow moderator. Congratulations on your decision to buy and sell.  You will find this market has a lot offer if you play your cards correctly.  It is a good idea to have someone working for you in all areas, and someone you feel comfortable with.  Please let me know if I can help point you in the right direction to get started.  TRICIA WIRTH GREGORYBROKER CONSULTANTTRICIA WIRTH GREGORY[contact information deleted by Zillow moderator. Seller not turning on water prior to closing

Response

Great question.  I would recommend that you talk with your agent about his and see if you can get permission for you to turn the water on in your name.  This is something you would have to have written authorization about but may be worth asking for.   Good luckTRICIA

Checklist for Real Estate Agent

Answer

Good question.  This is a good question to ask your Broker or office manager.  Each state, county, area, office has its own required forms that should be included in a real estate transaction, and each are very important.  Hope that helpsTRICIA
