Tina,The algorithms/formulas used by property value estimators are based on publicly accessible records of often questionable accuracy. All unrecorded value considerations such as landscaping and quality are excluded.Each of these estimators has a proprietary formula so each returns different values.ALL are like telephone poles pointing at pebbles.

You'll return over and again for knowledge to help appraise and deal with the lender, realtor, inspectors, attorney, etc. who will execute your transaction."As is" means the seller does not intend to pay for any repairs. There may or may not be needed repairs.

Regardless of how you proceed learn your way around the information for reference as you proceed.Yes you should hire an agent but read first. Then find an agent that knows more than you, can answer questions and "feels" right. Buying preforeclosure listings may be irrelevant, probably is, but you'll conclude yourself as you read and understand.Questions??
