Sold a Single Family home in 2015 for approximately $675K in Escondido, CA.

We listed our home with Troy in June of 2014. Immediately, he took photos and a video of the property and had it listed on various websites. We discussed price, and Troy listed it at the price I wanted, which was initially too high. After reviewing market trends with Troy, we lowered the price to what was more market value. Our property was sort of unique in that is was on a large lot (1 1/2 acres) and contained a horse facility. Marketing of this property was a challenge. Troy advertised it in several markets that may appeal to horse property. Even with Troy's best efforts, interest in the property was weak. Troy was constantly in contact with us, and continued to do his best to market the property. He was always available for questions or advice. At the end of the listing, the property had not sold, although interest had increased a bit. We decided to let the listing expire, We had every intention to re-list with Troy in April, 2015, hoping the market would be better as we were very impressed with the job he had done for us. About a week after the listing expired, Troy contacted us with an offer, which we turned down. Ultimately, the buyers came in with a full price offer, which we accepted. At this point, Troy really earned his commission. There was much difficulty in finalizing the sale of this property, which was in a 60 day escrow. Troy kept us in the loop, and insulated us from much of the drama that was occurring. As we were living quite a distance away, Troy made himself available for a multitude of meetings with termite inspectors, home inspectors, etc. After much frustration, the property finally closed. Troy did a great job of representing us, kept us advised of the progress, and took care of the many issues that came up during escrow, some of which we were insulated from. We are going to get together for lunch, where Troy will fill us in on all the grief he went through to get this property sold. In closing, Troy did a great job, and I would not hesitate to recommend him as a realtor.

Troy recently worked with me to short sale my home. This was a long and difficult process, but Troy stayed in constant communication with the bank to work through every issue that came up. Our highest recommendation goes to Troy Sage. We moved from the Midwest to Southern California, and his knowledge and expertise were invaluable to us. Throughout the process, Troy was extremely responsive and always available by email, phone, or text -- not that easy given a three-hour time difference. In the search phase, he asked questions/made observations to learn what we were looking for in a home and provided valuable insight. During the purchase phase, Troy was a savvy negotiator and made the signing of a myriad of documents easy; he employs technology for most administrative tasks. The following review is not a sales pitch for Troy Sage and the TSS Realty Group. It is a genuine reflection of our exceptional experience we had with this real estate company and our desire to commend Troy for the extraordinary, above and beyond service he provided us in our search for our home.

Our search, prior to meeting Troy, had left us hopeless, defeated and desperate. We'd been living in a hotel for several months and was fed up with the non-caring attitudes and lack of customer service we'd received from other agents we had encountered. We were in search of a dream home not simply a house. We had very specific needs and wants and had no success in finding what we were in search of and quite tired of our requests being met with an attitude of "not possible. Much to our amazement all that changed the day we met Troy Sage. Our experience with him was real and truthful and far more than we ever expected.

Troy Sage was for us a knight in shining armor! We had spent several exhausting months working with other agents in search of a new home with no success in finding the "right" fit, due in part, to our unusual requests and very specific needs as well as agents caring more about securing a sale than actively listening to our personal needs and wants.

With Troy this wasn't the case! From the first call to the closing of not just a house but our dream home he delivered whatever was needed when it was needed. He truly is a master of his craft. We were absolutely blown away by his expertise, old fashion values and customer service not to mention his very congenial and consistently positive demeanor despite our many needs and demands. Troy never once demonstrated annoyance or frustration with the high volume of homes we were wanting to see and the numerous contracts that ensued in order to have a chance at a home in the very competitive SoCal real estate market.

More so, we noticed that Troy took mental notes of our likes and dislikes as we toured a home and consistently sent us revised lists of homes that reflected those notes down to very minute details such as an angle of a room. He didn't just generate any list but a list that really reflected our needs. He always, with a capital A, made our needs his priority and gave his best, which in our experience with numerous other real estate agents can't be matched or surpassed, despite the very arduous search.

In terms of his expertise, you will not find a more knowledgeable agent! Troy proactively kept us informed of all the steps in the home purchase on an expedited seller's time line. Furthermore, his knowledge base of the market, the laws, the codes, the HOAs is unsurpassed. He is a unequivocally a master of his craft! He is more than a real estate agent looking to make a sale - he is both a professional and a wonderfully refreshing reminder of days past when people mattered more than money made.

While my family and I were stationed outside of the Temecula area, Troy did an amazing job of managing our home for us. His high attention to detail and care that he provided for us and our home was second to none. We never had to worry about any problems that might arise because we knew that he would be right on top on them as if the home was his own. Helped me rent a home in Murrieta Hot Springs, Murrieta, CA 92563.

BEWARE! LONG REVIEW, BUT WORTH EVERY MINUTE IT TAKES TO READ, SO YOU WON'T MAKE THE SAME MISTAKE BY USING ANY OF HIS SERVICES!!! Initially, last summer, we had a great rapport with Mr. Sage and his team after contacting them for assistance in securing a lease sight-unseen, from another state. I was due to begin my first semester of law school shortly after our arrival to CA, we have 4 daughters that we had to get settled, and our position on the wait-list at Camp Pendleton did not look promising. Troy boasted experience with military re-locations of this sort and appeared to be sympathetic to our situation when we explained that we were seeking a long-term lease (approximately 3 years) for stability during my studies and my husband's deployment. However, it is now evident that he misled us, is only financially driven and extremely unprofessional. After the lease began, Troy served as the owner's "property manager." However, most likely unbeknownst to the owners, the property lacked any meaningful form of "management." He didn't respond to the Move-In discrepancy sheet that we were required to complete which specifically detailed security and safety issues--with the locking mechanism on the entry door, an off-track rear patio door, a spider infestation, among other minor issues. He stated that he had never received the scanned/emailed document. He did however, confirm receipt of the second transmittal, which was simply re-forwarded. *Anyone interested in proof--I keep all email traffic, documentation and texts* In his defense however, approximately 6 months later, after contacting him again, a work order was completed to our satisfaction, which he never physically verified. As a matter of fact, he never verified the condition of the property at all--with the exception of giving us the keys and at the end of the lease, when they were relinquished. Good thing for the owners that our family treated the property as our own and returned it in immaculate condition. Now, regarding that "long-term lease" we were expecting: When we were contacted by Mr. Sage regarding our plans to either renew or complete our current lease and move, we advised him that we were considering a purchase and wondered whether the owner would entertain selling the property. Shortly after, we decided that it would be in our best interest to postpone a purchase until after my husband's upcoming deployment and chose to simply renew the lease, as originally planned. Needless to say, that option was no longer available! We were disappointed when Mr. Sage advised us that since we chose not to buy, then we could only renew on a monthly basis because he needed to proceed with marketing the property. That placed us in a terrible predicament--interruption in my studies, displacing my children at the end of the school year, and essentially having to pay rent at 2 locations to avoid terminating the lease early. We needed to move right away to avoid a 30 day notice to vacate after a buyer was secured--which could have potentially resulted in a law school student and mother of 4 having to plan and execute a move while her husband is deployed! This was expressed to Mr. Sage vehemently, although neither in a disrespectful nor demeaning manner. This past Tuesday, he attempted to redeem himself by providing an explanation that the owner's current financial straits and upcoming deployment required them to sell the property at this point. However, the coincidence was noted that 2 weeks prior, the option to renew was available, UNTIL the idea of purchasing was mentioned! His response infuriated me more because in my personal opinion, it was unnecessarily intrusive to the owner's right to privacy and blatantly unprofessional on his part to reveal their motivation for selling! It further proved my opinion that this individual would "throw anyone under the bus" to protect his own interests! Last, he became extremely defensive, unprofessional and vindictive! SInce he could't find any discrepancies in the 50 minute silent (he refused to communicate with me), walk through he felt the need to point out that we KILLED the grass LOL! The grass that had brown patches when we moved in, the grass that was heavily treated with pesticides for the entire duration of the lease due to two black widow's nests in the rear, and the same grass that had at least 6 large holes burrowed throughout by a colony of ground-hogs that the owner didn't give authorization to exterminate. Furthermore and most hilarious--a portion of our rent paid for a gardener!! Overall, this individual is extremely unprofessional and as a previous home owner and as a FL licensed realtor myself, I am appalled at the disservice he has been compensated for. Please save yourself the time and humiliation by patronizing another real estate "professional" and taking whatever 2 cent rebuttal he offers in response to this very detailed, accurate review with a grain of salt...

We provide Tenant Placement, and as a liaison between landlord and tenant, but no payments were ever made to my office, as all rental payments were made directly to the landlord. The tenant did ask for a lease longer than 1 year. The landlord offered 1 year lease with an optional extension. Move In paperwork had nothing needing repairs. When repairs were needed they were done in a timely matter. The tenant showed interest in purchasing but never moved forward. We needed to begin marketing the property for sale.The tenant would not allow reasonable showings of the property, and asked to break her lease. I met with the tenant, and the meeting was not only uncomfortable, but down right nasty. She reminded me several times that she is going to school to be an Attorney. When she vacated, the landscaper explained the tenant shut off the water to the sprinklers. Though there was damage the Landlord returned full deposit. This review is absolutely incorrect and borders on slander.

Troy helped my wife and I buy our first home in Murrieta in 2009. I can't say enough good things about Troy. He is the most professional, reliable, knowledgeable, and personable realtor you could possibly ask for. Troy negotiated for us to get a great deal on our home, and was always there for us when we had any questions or concerns about anything related to our home. You will not find a better realtor than Troy Sage. Troy recently helped us sell our home in Murrieta (2013). He and his team were there for us throughout the entire process. They were always there for us to answer any questions, and made the process of selling our home extremely easy by doing an outstanding job of advertising and showing the home without us having to lift a finger. Troy also property managed our home, and did a great job of getting tenants to rent our home. Troy knows all of the ins and outs of the real estate business, and is a very valuable asset to have if you are considering buying or selling a home. I highly recommend Troy and his team!!!

I would like to also add that the review made by Tisa Leonard about Troy is absolutely false. I know it's false because I was the landlord. Everything she wrote in her review from the grass already being dead when her family moved in to not getting enough notification that they would need to move out unless they were interested in renting the house for a longer period of time, or buying the house, is simply not true. They were given notice months in advance, but they never wanted to commit one way or another (To signing another year lease, or buying the home). When the time came to either sign an extended lease or buy the home, she demanded a month to month lease, which was not financially feasible for my family. When we decided that we had to sell the home, she blew up at Troy who was simply doing his job. Please disregard her review.
