He will need to forward you the weekly report or you could sign-up for each property report notification ("Send Report" or "Send Seller Report"). You will have to do such for every home in the "My Listings" section. I personally prefer one weekly report of all properties and NOT 40+ property emails on a weekly basis. Some of our Team Partners like emails for every home they facilitate, while a few of us just like to see one email per week.Good luck in Lawton!
If you are using Windows 8, we have also encountered problems with photos. Now, we open all photos using the "Microsoft Office 2010", and then click on "edit" to maximize color and/or brightness. It is only when we are in that screen, do we notice the system has some how saved them as "rotated" or "upside-down". Within the edit screen, you should be able to rotate the photo to the correct position.Best of luck!
I do not believe so, as all listing history for any home is usually part of this site and others. May not hurt to contact Zillow customer service.Based upon what you have disclosed, most interested and open minded Buyers will understand. It happens all the time with our OKC listings, and it does not appear to hinder any sales progress. You have a better selling tool now, with "new roofing material and fence" as a tag line!Best of luck!
FHA has "life of the loan" mortgage insurance now, so that option will add to your monthly payment... for the full term of the mortgage. May want to look into 15 or 20 year mortgage, on a conventional uninsured. Rate is lower, but overall payment may not be much lower, if at all.The Lender will require another appraisal, to prove the <80% LTV (loan to value). Thus, I suggest contacting a knowledgeable Realtor in your area to provide a market analysis, prior to spending the $400-$500 for an appraisal.Best of luck!
According to Zillow, it appears to be a combination of Broker listing feeds, user submitted info and county records. As Realtors, we started seeing a quality scores in some of our exclusive property data feeds last year. The Zillow quality number is not much different than their Zestimate, in our opinion. The true formula is unknown to the general public or industry. As with any home or area, quality is a variable best assessed with on-site home visits. We have all seen "eights" that should be bull-dozed and rebuilt. On the other hand, some "twos" should have received better exposure, because the home was beautiful!Best of luck in your search and info gathering!UB Home Team
It is a top secret algorithm. Only Zillow top brass knows the true calculation methods. We always tell others to use the "Zestimate" as a guide, and not a true representation of appraisal or local market values. To get a better assessment of values in your area, contact a local REALTOR and allow them to provide you with a market analysis, (CMA). Most REALTORS will provide the information at no charge.Best wishes for Fall 2013!
An option is to contact a Realtor in the McAlester area. He/She can provide a blind estimate or an on-site estimate. The estimate will probably be a range and not considered a true appraisal. We do them for free, all the time, in the OKC Metro area.Best of luck!
Our offices charge 10% and locations are in Edmond, Norman, MWC & Harrah. If you need more details, please contact us through our profile and we can put you in touch with one of the property management teams. Our team (answering this post) does not do the property management.Best of luck in your efforts!
You should be able to click on the "EDIT" button, and a drop down will allow you to change some of the items. If this does not fix the problem, you may have to contact Zillow thru "report a problem" or via their 800#.Best of luck!
A lot of great questions! Everything you have stated thus far, leads us to believe you are qualified to get an FHA loan. We typically suggest a local Lender, for face-to-face communication. Your personal bank or mortgage broker are both good options. We suggest doing a comparison of fees with 2-3 Lenders. You can also search Choctaw area homes and listings by visiting our website, found in our profile link, (or any OKC Metro home). There you can search the MLS for free and without hassle. When you find the home of your dreams, we can secure your showing! If you can not find the home of your dreams just yet, we can assist you in the search process! We look forward to the opportunity to be of service!
