I agree with other post..if your tenants does not want to report than let him repair for that window. If he reports than your insurance should cover the cost.
Hi,I had similar situation at my own home.My GC did not pay the subs and one of the sub file a mechanics lien. That sub does not want to communicate with me....plus my GC is out of money and dissolved the company. We have to now hire a lawyer to get that off the land record.Get your GC to sign lien waiver from the subs before situation get out of our control.Good Luck
I use Bankrate to monitor the primary residential interest rate, is there a website that anyone can recommend to check the investment refi or purchase interest rate? Every lender is giving us a different interest rate to refi and for a investor even 1/8th is a good $30~$40 difference is a big deal.Thank You!!
Great start by taking attending home ownership class!! We haven't seen a big decline in the prices in Arlington area (inside the belt way). You may also want to talk to a loan office who specializes in VHDA program where you can purchase the home with 100% financing. If you do want to use the money you have saved for downpayment than FHA loans would also be a good option. Depending on how much you get qualified for and what you can get for your money you can decide whether to own or continue renting.After you get comfortable with your monthly mortgage you can look up the condos/homes in the area you prefer and speak to you Realtor.
I agree, there are lot of agents claiming to be an expert but don't know how to handle the short sale when it comes time...I had an agent remarked he just wanted to dig his sign in the yard eventually the home went to foreclosure..feel bad for the family who hired a Realtor who did not put effort to get the job done. They should ask for how many short sale they have sucessfully closed in past year.
Each state is different..but I am pretty sure most follow the same guidelines in terms of existing lease term. As you mentioned if there is a lease on the property you have to honor and cannot modify the terms or the monthly rental on the property. You can find out the leasing period from the listing agent.
