I think that is a think of the past. Your MLS should feed into all major and minor webpages and as long as you have perfect pro pics and a video and those are posted on MLS and in addition on something like postlets.com or listhubs. your listing will be found everywhere and probably easier than a stand alone web page whose domain has no inkling against the titans on the web like Zillow, Trulia, Realtor and of course your MLS.You cannot promote a single webpage and a single domain for a single property within a reasonable period of time without a gargantuan investment to an extend that it would show without typing the exact domain name in Google searches on the first 2-3 pages which is where something needs to be to be found.I think this was a hype at one point but is obsolete by now. Just my opinion.

Can we reqest a buyer to cancel the contract the day after?

A contract is a contract. If you back out you need to offer some kind of compensation. If there are contingencies, like inspection, and the buyer asks for anything like repairs or credit you can say no and hope she will back out but you are being held to the contract unless there is something else to agree to you can not find an agreement on. Are you working with an agent? Talk to that agent and ask to negotiate a an alternative that is not quite as tight as what she offers. But it will cost you, one way or another. she has no incentive to just let you go.

When should we start to find/get/hire a Realtor to help us sell?

It depends on how much pre work your home might need. A good broker will get you a stager who can give you advice on cosmetic improvements that should be made to optimize your sales value. You could also have a presale inspection done and work on the list, the cleaner a future buyer's inspection will come out the easier the transaction will be and will prevent unpleasant surprises for you that might be costly.So 9 month are actually just fine, it gives you more time to prepare and spread out possible bigger investments if you for instance need a new roof.Search for a broker who offers long term advice and support and is willing to prepare this with you. Once the house is ready a 2-4 weeks advance for staging, professional pictures, video, flyer printing etc is sufficient. And starting early also gives you a good feeling if you have a caring broker who will check in frequently and is with you the entire way. Best of Luck!

Have you listed it via a broker or trying for sale by owner? You have to open up the visibility of your listing as wide as possible, have great photos etc.Signs: talk to you neighbors, all you need are some directional and one yard sign. Your neighbors should be supportive, the faster it sells and higher the better for them and their values..

LoopNet.com is the website to go for commercial. It is not cheap to advertise there but it has good results. There are a few other websites but your MLS has a commercial category as well.

Answer
The best you can do is talk to the listing agent and find out if there are offers in. If you are looking in a competitive market you might not have the luxury to wait until you can visit.Have a buyer's agent write an offer with a viewing contingency if it cannot wait.

Should I keep lowering my price?

Ask your broker for a brutally honest and fresh market analysis that shows what truly comparable properties sold for. Be honest with yourself. Is there a problem that cannot be overcome other than with the right price like location, layout....Is your presentation perfect, great pictures, appealing lead picture...When that is all in place then ask your agent to withdraw the listing and re-launch it with a new MLS number after 1 week at the right price.

Go to a local title company and ask which brokers they work with have the smoothest transactions and the happiest clients. Then look for reviews for those brokers and chose one.

As is seller not reacting to buyers inspection..

A failing roof is not only a disclosure issue, it most likely also will affect finance-ability as an appraiser might very well make a new roof or at least repairs a contingency.Every contract, at least in OR, lists a sale "as-is", the inspection contingency gives the buyer an out or an opportunity to negotiate further.If your financing does not depend on it, you really want the house AND the negotiated price is covering an investment like the roof, buy the house and do the roof. If you are willing to let it go in case the seller says no, ask for it.

Can we contact seller directly?

ask your agent to talk directly to the principal broker of the seller's agent. Make sure that your agent does this non confrontational and maybe even gives a letter from you to the seller to the principal broker. That should take care.
