Adict - what are you concerned with relative to zillow and zestimates?  Zillow and Zestimates are not official and they are for our "amusement" only.  While they provide some information, only a professional who knows your property and neighborhood can provide a value.  An Agent could give you a Market Valuation or a licensed Appraiser could provide an Appraisal.Usually, there isn't much Zillow will do considering the number of "issues" that could come up with so may homes in the country.Is that what you were asking or something else?

How much lower than asking price should an offer be (reasonable amount, of course)?

It is very comon here in North OC to have homes listed BELOW their market price.  This drives interest up and in turn, more offers - creating the classic bidding-war.  REO, Short Sale and even Equity Sellers are using this tactic to attract as much traffic and offers as possible.  Please don't blindly assume that the home listed at $425,000 would attract a "fair" offer at $415,000.  It's not always the case and my be detrimental to your goal of buying that home in getting back a "rejected" offer.  Have your Agent guide you - they will.  Just this week closed a home listed at $389,000 and we needed to go to $435,000 and "clean" to get it.  So be careful.Good luck in your search and if you would like any help in North Orange County take a look at my profile, credentials and contact information - I'm always availalble.

how do I find out if the house i rent is in forclosure?

If you post the addresss the Realtors and Agents can tell you by doing a search of tax records where these are recorded.You may be in a few stages if they aren't paying...Notice of Default - Foreclosure and Auction...or the worst is Auction complete and someone will be coming to formally evict you...they may try to negotiate either "keys for cash" or a new term if its sold to an investor, but that is slim....each is different, you need to search public records to find out.Relative to paying rent, you need to consult an Attorney - that is very specific in the way you need to perform relative to payments of rent or non payments, I'm not 100% sure.  You may also try the legal aid society down in Tustin.  They may be able to help.Good luck

What are current leasing rates for 2240 Pickwick Place, fullerton, 92833?

It varies.  How is that for an answer?  You would need to do a lease survey...use Craig's List to see what rents are.  I'd think you could get up wards of $2,500 BUT that is a guess.  At the $3,000 mark, you could rent in Kerrigan Ranch up in Yorba Linda and that is a much more prestigious area...not to mention brand new so I'm guessing around $2,500 to $2,800 or so...Your idea for a Lease Option is also variable.  you would need to know how much earnest deposit is up front and what percentage contribution each month...percentage of rent going to additional down payment, and then you get a price.  It's not rocket science, but you should get educated on both being your own landlord and how to structure a mutually beneficial Lease Option....with a safety net for the declining market.Good luck!!!

I have a premium lot, 1 neighbor and view. Same size as 1054 SRimwood. Why is my house less?

The zestimate is basically a number generated by a formula.  No body really relies on these numbers other than for getting a general/ballpark idea.  Pools do not add value as an equal amount of buyers do NOT want a pool and the associated cost of maintenance and liability pools require.  So, pool or not, usually, the price would be the same assuming all else is equal.
