Auctions are great way to sell homes when their is a high supply of homes. What better way to get your home in front of as many buyers as possible by saying hey I'm ready to sell, bring me your offers and I'll make a decision on a particular date!Auctions reduce the days on market and reduce the number of homes currently being marketed.
Auctions also take the agents out of the negotiating process and let the buyers determine the price they are willing to pay. It is then the owners decision as to whether they want to sell their home. Agents often take credit for selling homes, but agents do not sell homes, they only bring buyers to the home, the only person who can really sell the home is the homeowner. One person making an offer is not truly a fair market value, it's only one person opinion. Bring 10-20 ready to buy buyers that are interested in a home and you are closer to the fair market value.
