I have seen clients buy after about 2-5 years of banq. They have to have strong on time payment history afterwards and no late payments at all, otherwise no deal. The banks consider you a very high risk now. Best thing to do is pay your rent on time and all your other bills and give it a few years.

Help Your Clients Challenge Their Property Assessments

This is a good idea for this market. Since the property values have dropped and buyers are getting deals! Here in Ohio we just take the closing statment to the courthouse. This is good if they dont plan to sell for about 5 years , otherwise they are hurting their chances of getting a higher dollar. Its good to add value to our clients and I think this is another way to do so. Good thoughts.

IS IT STILL POSSIBLE TO BUY A HOME WITHOUT A DOWN PAYMENT?CAN IT BE 100% FINANCED?

Answer
The agents are right the VA program is the only 100% loan option right now. There are grants that can help with down payment. There is a GRANTS FOR GRADS program as well as a GOOD NEIGHBOR program that can help to offset some of the costs. They money can go towards the price of the home or downpayment. There is also an ADDI grant here in CIncinnait. Best thig to do is find a local agent who will know a local lender and pick their brains for other options if you cannot go VA. Best of luck!

Do consumers truly understand Buyer side Agency?

I dont think buyers really understand a buyers agents value. When I tell my clients they dont have to pay me but they benefit from my expertise and skill they are very excited! I think like most services in the US people think they will need to pay us, and if they use us they are not going to get a good deal. We are doing good educating the new buyers and the young generation but the older generation, still calls signs so having listings benefit you for sure when it comes to more mature buyers.

Is it wise to buy a house of 7 yrs old when it is bought for investment purpose?

It really does depend on your market. There are some areas where homes are 100 years old plus such as hyde park here in Cincinnati and the homes are very expensive. There is NO new construction. It just depends on your market and values. Ask an agent in your area so that you stay within the guidelines for your profitability. If all the other homes are new construction and a totally diffrent style then you may have issues.Good luck!
