The best way to determine value there is to go online and see what's selling around this home. Also you can pull the city tax report to see what the assessment is on the home. The best way to see what's for sale there would be to go online and pull up everything that would fit in your price range. The information is easy to get to and you can start looking at homes today. Home prices range so it would be up to you to determine how much you can afford. If you are looking for something under 200k that would most likely be a payment under 2000k per month. You can also look online at loan mortgage pricing per sales price. They give all that data to you there. Thank you for your question.

Keep in mind that much of the information here is dated so just tell them it isn't gospel. Many of our tax assessments are low too and that is not an indication of value. Our true source of current solds and values is the market. It always has been that way and it always will be. Zestimates are based on averages and if the information isn't updated properly, it will appear fractured. Your good old CMA is your best source even in todays' high tech marketplace. A new development is offering $10K in incentives if a buyer agent is NOT used. Is this good?

I bet if you bring a Realtor with you before you even go to the site, you'll find that the Builder will still most likely give those incentives. You should be represented and the agent for the builder has their best interests in mind. That being said, take you Realtor with you before you ever step foot in the door. Everyone is out there trying to make it work for them so you do need someone who's looking for you. Thank you for your question.

How long should we plan on placing our current house up for sale?

Every market is different. I would get a CMA from your local Realtor for your neighborhood to see how long it takes to sell a home there. If the home is priced right and in good condition, it should sell. It really depends on your area though. Your local Realtor will be glad to get all the info to you. How accurate is your information?

It's difficult to say but I would for sure reply on current solds in your region. When we work with appraisers, they want the most up to date info out there. So they have us pull recent solds in any given neighborhood. The banks are not lending based on any other data but recent solds. That's the most accurate information you'll find for your own homes price point. Thank you for your question.
