We met Vivianne Rutkowski at an Open House. We previewed many homes and decided to put an offer on a short sale, which was eventually approved. The listing broker changed the contract and wanted us, the purchaser, to use the seller’s Title Company which Vivianne objected to, as it is against Virginia real estate contract law. We are so glad that Vivianne had the expertise and the backbone to refuse the listing broker’s request because search done by our Title Company showed there was a HUGE lien attached to the property due to the seller filing Chapter 7 bankruptcy two years earlier. Apparently, the bankruptcy removed the debt but not the lien. If we purchased that house and the seller’s Title Company was NOT completely honest with us, we would have purchased a home with a lien attached to it without even knowing about it. Further research revealed that the lien was not a “court error” as the listing agent later claimed, but required starting a new court process. In the end, we decided not to purchase this home, but we are very grateful that our agent treated us like PEOPLE, not like another SALE.
