What's left of the foreclosures are the crumbs. Most of the prime cheap foreclosures are being sold in bulk to investors.  I would contact a realtor first to help point you in the right direction based on the quality and quantity you seek.

Does my child have to go to the assigned school?

Politics. I will try to explain this the best I can. Had family members in school administration. Population demographics,race,numbers all play a part. The short answer is to make all schools diverse. Kids are bused to different schools to "balance" the student population according to govt standards. If you have a bright child that will be bused to a low scoring school as well as being around a disruptive environment I would consider a private school. Some states have a voucher program to offset cost. I am by far no expert but just a general knowledge and do not have any kids. Wish you the best in finding a solution.

In Florida the cost of remodel depends on location and the contractor doing the job. Average cost per square foot in general is 75 to 125.It's common to get at least three quotes. Keep in mind when you remodel it sometimes things have to be brought to current code and expect the unexpected. Ripping out portions of a home can reveal damage or issues that need corrected. Can't tell you how many times we have taken apart a home and had to replace plumbing,wiring and reframe.

Hi,Valid question and you won't know the answer until it has been inspected.Some homes are hybrids meaning you have have a mix of chines drywall in the home. One board CD in the garage and some in other areas. If it is mostly CD you should be able to smell it and see corrosion on the fixtures and any visible copper. A very distinct sulfur smell but also can mimic high sulfur water content. If there is sulfur in the water the water supply should have a treatment system with an aeriator. Is there a big difference when selling weather you install an insulated grage door or a non insulate

Insulated garage doors are good for cold climates or climate controlled garages that are used as work spaces or some owners insist the type of vehicle they own stay in a controlled environment. Insulated doors can be bulky and weigh more than the average. This also means the type of door opener used may need replacing and extra support installed. Take into consideration that if the door is large and heavy can the homeowner open it manually if the need arises. Hope this helps.

Home type confusion

The title sounds funny but it happens. In the last few weeks did a couple of inspections on pre salehomes that were not what they seem. A home listing will tell you alot but not always accurate only because somebody just did not know. County records are not always accurate either. The first home was listed as masonry construction. Arriving at the home I could see why it was listed as masonry but hey I am an inspector and right away things did not add up. Block masonry was visible below the stucco line. Going around the outside of the home I found a crawl space entry and determined this is a wood frame home on stem wall foundation. By appearance these are just a row of blocks or block wall around the bottom perimeter of the home. The second home was listed as site built single family wood home. I found the same type of stem wall construction and it was a wood frame home. The difference this time is this home had all the features of a mobile home or modular. I talked to the agent and everyone refused to believe it was anything other than a standard home. I inspected the attic and found all the signs of a manufactured home. Split rafter systems,code and plug wiring,mass produced componets and joint connections. Finally spoke to the owner and he verified my claim and stated the home was brought in four sections and finished on site. I then pulled the property card and in tiny little letters and code found the word modular.So, just another reason to have an inspection. This simple oversight can be a game changer when it comes to purchase price,financing and insurance not to mention is this what you really want? Always verify what you think you are buying with an inspection.In these two cases the buyers still made the purchase.

Some do some don't and same applies to insurance companies. Some do some don't.You should always get an inspection and at the very least a four point inspection to determine if the roof ,electrical,plumbing and HVAC have any issues.
