My Aunt wanted to sell her home, a co-op accommodation in New Jersey. She asked me to be her Power of Attorney to sell the home and move her into assisted living.
I live in Florida and have never heard of a co-op and had no idea about home values in New Jersey. I went on Tulia website to find similar property values, but it soon became obvious that I would need the services of a professional.
I emailed a realtor that the Co-op recommended and I called him two or three times but never got a response. Bill contacted me through a survey I filled out. I told him in general terms what I had but that I could not commit to having him as an agent until after the co-op gave permission. He had worked with co-ops in the past so he understood.
He was always polite and professional with no pressure. He visited the apartment and based on its condition and his understanding of the market he gave us what we considered a rather low suggested price.
He sent me a number of closings from similar apartments. After a time I could see from the other listings that he was right; and the place did need a lot of work. My aunt wanted me to check with a CrossRoads realtor before signing and they would not touch the place for less than $3000 commission on a possible $13000 sale.
We worked on the place and did the things he suggested. After seeing the work my husband and I did on the place, he increased his suggested selling price by fifty percent. It sold in a month and a half . By the closing, my aunt was in an assisted living facility and we were back in Florida. He went out of his way to help my aunt with the occupancy forms, inspections and liaison with the Co-op. He acted as POA on the closing. He had extra work when the Co-op made a mistake on the final water bill. He kept us informed on everything.
When I emailed him he responded quickly and professionally. My Aunt was very impressed with all he did. He has a quiet presence. We have no reservations about his professionalism and compassion. His rates were more than reasonable. I highly recommend him.
