Apparently, Bernanke does--but not too many believe what he says--However, Warren Buffet remains optimistic about the U.S. economy!  While things will remain tough in the meantime, he does believe we are seeing stablization in residential real estate prices....Does anyone concur?Amanda Wilson, Realtor--EWM Real Estate, Fort Lauderdale, FL

It's a great time to buy is really worn out...totally agree...the first-time buyer's credit of $8,000 is great..but could do more.  It is a great time to buy--to be determined on a case-by-case basis.....depending on the property, price, location and other factors!  Certainly home affordability has gotten better--but one must understand the total picture and the needs of a buyer!!

We will see further unemployment figures...reaching 10%--there is definitely more shadow inventory...as banks are holding on--can process what they have in their inventory currently!  I do beliefve we will begin to actually see more vital evidence of a recovery in the 3rd-4th quarter of this year--but don't expect too much for this year....2009 is the year of liquidation; followed by 2010--year of recovery............

Check out the short sale addendum of the contract and see how many days it states..Yes, it's possible!

I'm constantly astounded by banks and what they are able to get away with!!  When's the banking bubble going to burst...or has it?  When are the banks going to be forced to get organized.....it's incredible!!

Hank..I agree ... it depends on where you are buying and why you buying...it's a case by case situation.  Nevertheless, if you are buying and plan on holding for a number of years and it is your primary residence, it is a good incentive........

Hank--I do not trust any pending home sales number....it's a spin...three of our every four short sales do not close the first time....I'd rather keep my eye on the closed sales.

Hank--I use the showcase ads---this is my first time...signed up for 6 months--we'll see...so far, very little......................action......really not sure if it's worth it!!  There are other ways,

You gotta be patient in a short sale...But the bank may very well accept this amount from my experience....I'm closing a short sale this month...In January, a buyer came with an offer of $150,000 CASH..the bank countered at $167,000--this buyer walked...In March, in comes the second buyer with an offer of $130,000 (financing)...the bank counters at $145,000--the buyer counters for $137,000--and got IT!  Go figure...the banks are slow, and it's very difficult to understand their pricing stategy or motivation....but never pay full price........good luck!
