Sold a home in 2013.

I first met Carolyn, a neighbor, when the "for-sale-by-owner" contract on my home fell through. That same morning, she called me and asked if I would entertain a full price offer by a fully qualified buyer with no contingencies. Actually it was more than a full price offer, because she bumped the asking price to cover her commission. I said of course! She handled all the paperwork as well as the rent back contract, and has been a friend ever since. Carolyn and her team are true professionals, fast, efficient, caring, and efficient. Carolyn won the "Realtor of the Year" from the Point Loma and Ocean Beach Realtors Association for 2014 as well as "Number 1 in Sales" in Point Loma for 2013 and 2014. If you are looking for an agent in the Point Loma or Liberty Station area, I highly recommend Carolyn!

My wife and I first had the opportunity to meet Carolyn when she served as the property manager for the house that we were renting in Liberty Station several years ago. She was so incredibly professional, accessible, and genuine that we instantly knew who we would want to serve as our realtor when we started to look for a home to purchase. There is no one who knows the market in Liberty Station as well as Carolyn and her team! It is really helpful to have a realtor who lives in the community and knows all of the sales trends. She provided us with incredible guidance when we first started looking for a home in Liberty Station and really went to work for us when we finally placed an offer and started the escrow process. We would not have been able to get the house that we now have (our dream house by the way!) without her help! Sold a home in 2013.

Carolyn Yarbrough & Svetlana Alleshouse and the whole office are super real-estate professionals, committed to doing the best job possible. Carolyn is THE star agent in the Liberty Station area and she got that way by doing a wonderful job, staying connected, being pro-active, and finding a win-win every way. I was selling my home for-sale-by-owner, and when my client fell through, Carolyn called me within 30 minutes with a full price offer including a bump for her commission. She did all the paperwork and is now considered a friend. She and her team are great. I cannot recommend them highly enough. Look at her reviews; with one ludicrous exception they are all super - deservedly so.

We had a very good experience working with Carolyn and Svetlana. We purchased a new home and sold our prior home through the Yarbrough Group and found them to be excellent communicators who always got back to us and took action quickly. Carolyn is extremely knowledgable about Pt Loma real estate and was very patient in helping us find the perfect home for our family. Svetlana coordinated the close of escrow on our prior home and went above and beyond to explain minute details of a complicated inspection report, kept us up to date on every step of the process, and always made sure to answer all of our questions. I would definitely recommend them!

Carolyn and Svetlana are enthusiastic, friendly, and extremely knowledgable of the local area (especially Liberty Station). They go above and beyond with their services. Every question, email, and/or phone call was promptly attended to. Even after buying the house, they are still in touch with us and helping us settle into the neighborhood.

I highly recommend Caroloyn for your real estate needs. She is an expert in the local real estate market and really took the time to walk us through our first home purchase to make sure we felt comfortable with every step in the process. We recently moved out of state and are renting out the home, and Carolyn is managing the property for us. She is extremely responsive and attentive, and gives us great peace of mind that our home is being well cared for in our absence.

Bought a Single Family home in 2011 for approximately $525K in Mission Hills, San Diego, CA.

Sounds like they do pretty well as seller's agents, but they were terrible as my agent when I purchased a home in San Diego.

I asked for guidance in helping decide on a bid, and received a blank stare. I asked for help in understanding the shortcomings of the house and got another blank stare. They arranged an inspection which showed no issues with the house, even though I later found that the a/c didn't work, the dishwasher was broken, and there were many holes in the walls that were hidden by pictures or furniture. They did a poor job of negotiating terms for me and advised me to accept the seller's terms at every turn.

Worst of all, when I arrived in town and moved into my house, it was filthy, there were holes in the walls, the wall plates, smoke alarms, window handles, and other fixtures had been taken by the seller, and there was mold growing in the fridge. I couldn't reach them the next morning - they were celebrating their sale with a weekend in Palm Springs.

So generally, from the big stuff (negotiations, identifying issues with the house, helping me come up with a good bid) to the small stuff (making sure I was moving into a house that hadn't been completely trashed, being available to deal with the issues after the sale), they were really bad realtors.

We left you messages & emails to try to make this right. Since this post was left more than 2 years after we think some of the details got confused. We came up with $505K due to the Seller rejected an offer of $500K. The inspector reported the dishwasher leak. We negotiated a credit of $650.00 which you received. The home never came with a/c which you were aware of prior writing an offer & stated in seller’s disclosures, MLS and home inspection. The frustration was that the sellers covered approx. 1/2 of the walls of a bedroom with framed movie posters which hid some holes in the walls. Unfortunately, the home inspector, nor the VA appraiser, nor agents discovered these holes. Since you waived your final walk-thru, we were not aware of this until you took possession. That was very frustrating. We paid a handyman who repaired the damage to ensure you were happy. Yes, we did go to P.S. for R.E. continuing education. We did enjoy helping you and thank you for allowing us to help.
