Showed home in 2014 in Point Loma Heights, San Diego, CA 92106.

Carolyn is an outstanding communicator, really understands her customer's needs, and how to fulfill them. It's easy to see why she's become the premier real estate agent in Point Loma/Ocean Beach. She's courteous, friendly, responsive, great person, and an absolute pleasure to work with.

Sold a home in 2013.

Carolyn Yarbrough & Svetlana Alleshouse and the whole office are super real-estate professionals, committed to doing the best job possible. Carolyn is THE star agent in the Liberty Station area and she got that way by doing a wonderful job, staying connected, being pro-active, and finding a win-win every way. I was selling my home for-sale-by-owner, and when my client fell through, Carolyn called me within 30 minutes with a full price offer including a bump for her commission. She did all the paperwork and is now considered a friend. She and her team are great. I cannot recommend them highly enough. Look at her reviews; with one ludicrous exception they are all super - deservedly so.

Sold a Single Family home in 2014 for approximately $750K in Midway District, San Diego, CA.

We had a very good experience working with Carolyn and Svetlana. We purchased a new home and sold our prior home through the Yarbrough Group and found them to be excellent communicators who always got back to us and took action quickly. Carolyn is extremely knowledgable about Pt Loma real estate and was very patient in helping us find the perfect home for our family. Svetlana coordinated the close of escrow on our prior home and went above and beyond to explain minute details of a complicated inspection report, kept us up to date on every step of the process, and always made sure to answer all of our questions. I would definitely recommend them!

Bought a Single Family home in 2013 for approximately $900K in Midway District, San Diego, CA.

Carolyn and Svetlana are enthusiastic, friendly, and extremely knowledgable of the local area (especially Liberty Station). They go above and beyond with their services. Every question, email, and/or phone call was promptly attended to. Even after buying the house, they are still in touch with us and helping us settle into the neighborhood.

Bought a Single Family home in 2009 for approximately $775K in Midway District, San Diego, CA.

I highly recommend Caroloyn for your real estate needs. She is an expert in the local real estate market and really took the time to walk us through our first home purchase to make sure we felt comfortable with every step in the process. We recently moved out of state and are renting out the home, and Carolyn is managing the property for us. She is extremely responsive and attentive, and gives us great peace of mind that our home is being well cared for in our absence.

Bought a Single Family home in 2011 for approximately $525K in Mission Hills, San Diego, CA.

Sounds like they do pretty well as seller's agents, but they were terrible as my agent when I purchased a home in San Diego.

I asked for guidance in helping decide on a bid, and received a blank stare. I asked for help in understanding the shortcomings of the house and got another blank stare. They arranged an inspection which showed no issues with the house, even though I later found that the a/c didn't work, the dishwasher was broken, and there were many holes in the walls that were hidden by pictures or furniture. They did a poor job of negotiating terms for me and advised me to accept the seller's terms at every turn.

Worst of all, when I arrived in town and moved into my house, it was filthy, there were holes in the walls, the wall plates, smoke alarms, window handles, and other fixtures had been taken by the seller, and there was mold growing in the fridge. I couldn't reach them the next morning - they were celebrating their sale with a weekend in Palm Springs.

So generally, from the big stuff (negotiations, identifying issues with the house, helping me come up with a good bid) to the small stuff (making sure I was moving into a house that hadn't been completely trashed, being available to deal with the issues after the sale), they were really bad realtors.

We left you messages & emails to try to make this right. Since this post was left more than 2 years after we think some of the details got confused. We came up with $505K due to the Seller rejected an offer of $500K. The inspector reported the dishwasher leak. We negotiated a credit of $650.00 which you received. The home never came with a/c which you were aware of prior writing an offer & stated in seller’s disclosures, MLS and home inspection. The frustration was that the sellers covered approx. 1/2 of the walls of a bedroom with framed movie posters which hid some holes in the walls. Unfortunately, the home inspector, nor the VA appraiser, nor agents discovered these holes. Since you waived your final walk-thru, we were not aware of this until you took possession. That was very frustrating. We paid a handyman who repaired the damage to ensure you were happy. Yes, we did go to P.S. for R.E. continuing education. We did enjoy helping you and thank you for allowing us to help.

Sold a Single Family home in 2013 for approximately $500K in Clairemont Mesa West, San Diego, CA.

As a first time home buyer in a rapidly changing market, Svetlana Alleshouse was an amazing realtor. She is a good teacher, patient, responsive, and had a strong understanding of what works, and equally important, what doesn't work in the negotiation process. To put the craziness of the market in perspective at the time, we had a budget of $500k, interested in the BayPark/Clairemont area and bid on a house near the top of asking in its first week of listing. We then received a counter offer for $70k higher a day later!!! Needless to say, we were not able to get, nor wanted that house at that price. The next house we found wasn't far from there, was a tad smaller, but met all the other essentials on our list. Needless to say, we actively negotiated and got the house for $5k below asking in this crazy market. Her patience and knowledge on knowing when to fight hard is spot on and the results speak for themselves. Plus she is really nice and a fun personality that is great to be around while you are house hunting! Thanks Svetlana!

Bought a Condo home in 2013 in Bird Land, San Diego, CA.

I really enjoyed working with Carolyn, Svetlana and their team! They were all very helpful and attentive - always willing to show me properties, give me insight about the area and rally for me when it came down to making an offer and purchasing.

They also have a great network of service providers to make this process easier including a fast and efficient loan officer, David Wright of South Pacific Financial Corp and referral for inspectors, termites, painters...

They are a great team!

Sold a Single Family home in 2013 for approximately $700K in Loma Portal, San Diego, CA.

We discovered Carolyn and Svetlana here on Zillow and feel extremely fortunate we did. When we met with Carolyn she did an excellent job explaining what a valuable asset our home was and where our listing would fit in the current market. Once we decided on a price we were comfortable with we were literally off to the races. Truly beautiful photos of the property were posted within a couple of days and within a week we had our first offer. We closed quickly, and at the price we wanted, and could not have been happier with the process. We truly could not have asked for more from our agents than we received from the Yarbrough group and would recommend them to anyone.

Sold a Single Family home in 2013 for approximately $825K in Midway District, San Diego, CA.

Carolyn has been showing us condos for a couple of years as we've been trying to upgrade to a home with more outside space & needed room. She takes notes and remembers her client's preferences with remarkable ability. Her & Svetlana are very professional & hard working. We can happily report their excellent team sold our condo and helped us purchase a larger home in record time with no hassle factors! Carolyn has a very hands on approach & is extremely task oriented! My husband & I would highly recommend Carolyn & Svetlana for real-estate needs.
