On a walk thru of my Dad's place, she made numerous suggestions of the updates and renovations we should do to improve the look of his place, and at the same time, the ones that she thought would not add value, and therefore should not be done. We followed her suggestions to a tee.
Yoana did diligent research on the market and provided us with numerous comps to help us arrive at a fair market value. And then within a week's time, she had prepared a website for my father-in-law’s specific property and began a marketing campaign to get the word out about this property.
Within one week, we had a handful of offers, almost all of which were all cash, and two of the offers we received were for $10,000 over the listed price; one originally, and one thru Yoana's expert negotiations, which resulted in a sale.
The buyer had difficulties with getting financing because of insurance issues, and Yoana handled them, and kept us advised, but did not stress us with the details of everything she was doing behind the scenes in order to see our deal thru to fruition. The delays were NOT her fault. In fact, they would have been much worse if it weren't for her meticulous skills and her follow up on every aspect of the transaction.
My husband and I truly feel that it was a stroke of luck meeting Yoana and giving her the listing. We were motivated, but not desperate sellers. And Yoana used that info to our advantage playing one buyer off of another, with the final result being a satisfied buyer that was genuinely happy to pay us $10,000 more than we wanted! Needless to say, my husband and I can't say enough about "Our realtor."…More Less
