what does make me move mean

Answer

It's used by people who are not actively offering their home for sale and is typically an inflated value meant to convey "If you pay me $X I will sell you my house" a/k/a for that price you will "make me move".  It's kind of a holdover from the boom days when overpaying didn't seem like a problem.

Virtually everyone loves Naperville due to location, a very nice and easily accessible downtown with a small town feel, nice people, and a range of homes and pricing to appeal to first time home buyers, large families, uupscale new homes, and empty nester condos and townhouses.

Historic home woodwork - dark trim or go white?

Answer

I think it's always best to maintain the look of the home as intended.  It usually equals greater value and a more pleasing home.  As far as "in vogue" goes that's a difficult question to answer.  Keep in mind that stained wood has never gone out of style.  High end homes have continued to use stained wood.  That said, most average new homes have white baseboards and trim so I guess that supports the in vogue side.  It's important to remember that this painted look became popular because it allowed for the use of cheaper materials and lower cost building.  If you have the real thing you should restore it and be proud.  Painting high quality, originally stained woodwork is usually done more as a cost consideration since painting is easier and less costly than stripping, staining, and varnishing.

Painting cost and time for 1BR condo in Miami FL?

Answer

For future reader's benefit you can typically get home painting done for about $1 per square foot of living space.  Variables that affect the final number would be condition of the surfaces, number of coats, height of walls, and sheen.  Patching takes time.  If covering or choosing vivd colors you may need to prime and then do 2 coats.  Tall walls mean more time and cost.  If you have semi-gloss you should plan on an extra coat (prime first).  Hope this helps.

What's the best way to add value to a home?

Response

Hi Sunnyview,Not much different here.  Maybe my choice of terms was off a bit.  To clarify, I mean a flow of complementary light/neutral colors.  Warm earthtones and subtle color is perfect.  You don't want to feel that you're touring a quilt or a hippie's nightmare.  Strong colors or high sheen are, to use the HGTV euphemism, - "too taste specific".  Thanks for helping to clarify.

What's the best way to add value to a home?

So of course I will speak about what I know - painting.  To start, your realtor is a truly objective source of advice.  Let them know what you are able to spend on improving the appeal of your home and they will help you prioritize.  For the money and impact, neutralizing your home's color pallette typically provides an excellent return on your investment.  In a demanding market (like the Naperville area) buyers expect move-in condition across the board.  Since many people expect to move in on the day of their closing the more you can do to make that hassle-free, the better.  Ideally your home should have a flow of color to it.  You don't want a patchwork of colors, but a single color can put a buyer to sleep.  Keep in mind that your own tastes need to be put to the side as you focus on giving your home the broadest appeal possible.  Your realtor, painting professional, or color consultant all make excellent sources of ideas that help sell.  If you want to see the most popular colors check out my color selection page on our website. Best of luck to all.

Hiring Home Improvement Pro's

Traditional word of mouth is the best for everyone.  Second to that would be the online review sites.  Angie's List (probably good, but you have to pay to join) and Yelp! (free and does a good job of filtering out "self-reviewers") are probably the best.  Other review sites are more easily manipulated and should be viewed skeptically.  Checking references - recent and not so recent is another way to filter out the less reputable contractors. I put together more general info on my blog about this topic - [edited by Zillow moderator]
