Usually that is a for sale by owner, and the broker protected simply means that they will pay a buyer agent a commission for bringing them a buyerhope that helps!

Buy mobile home or rent

it may not be a bad move if you are planning on paying cash for it. Reason being is that most banks will not finance a mobile home longer than 15 years, so to pay $40,000 for a 15 year note plus land fees (which can be pricey in some parks) may end up being more then you are expecting, they are also more difficult to finance and a lot of banks will not finance them...speak with a loan officer to go over your options. if you are planning on paying cash then I think it may be a good idea to save some money and recoup some of it in the end when you sell the mobile home, Just keep in mind they rarely appreciate and in most cases depreciate like a vehicle would

Sometimes bidding too high is just as bad as bidding too low, if the home was listed at $202K and you bid $270k that could concern the bank on whether or not you would get the loan & if the home would appraise for that high. remember if you were in a H&B its "highest and best" which isn't just the price but also the terms.. someone closing in 15 days all cash as-is may be better to the bank then someone with a 45 day close, inspections & appraisals to meetAs far as this person being a "flipper" a lot of people pay cash for homes who are not investors looking to flip. just because a person paid cash does not make them an investorSorry this one did not work out for you, but there will be others

That's too bad, sorry about your bad experiences!  well if you are sure you cant find someone you trust you can go through the list agent, but I would do that as an absolute last resort. are there any Realtors your friends or family could recommend to you? not all Realtors are like that!

yes you would, Just remember the listing agent represents the sellers best interests and it would be in your best interest to have an agent representing your needs, would you want to go to court and share the same lawyer as someone who was suing you? having someone representing your side is free and believe me a lot of things can happen where you may wish you had someone representing you. of course you can go directly through the sellers agent too and hope everything is smooth sailing, but what if not?

I don't think anyone will know what the banks magic number will be.. Banks like good, clean  solid offers, the less contingency's the better. have your Realtor pull comps to find fair market value. pay the most that you wouldn't be upset if you lost the home if someone outbid you, just make sure that the comps support the value. Your Realtor should be able to guide you as wellHope that helps.. Have a great weekend!

As long as the bank has not accepted anyone's offer, I do not see any reason you cannot write another offer (unless the conditions were the reason for rejection) sounds like there is also a major communication error with your Realtor and I would address that ASAP maybe they do not have experience with this type of transaction?

Hi Zestimates really don't mean anything, its mainly a "rough" ball park guess. your home could very well be worth more though. the best way to find this out is to have your Realtor do an updated CMA and pull recent comps in your area. Prices in general have gone up in RI Hope that helps!

Hi ThereYour best bet would be to contract a local Realtor and let them give you their opinion on the home and if it would be worthwhile to make changes.. the best things to do with any home is to de-clutter, clean, paint and make sure everything including yard is neat and tidy
