What's the story on misleading ads?

That is a great question.  Zillow is much better than previously about getting old listings off, however it is ultimately the individual who put the home on Zillow's responsibility to remove it when the home is no longer available.The BEST way to have a successful search is to hire a highly recommended Realtor.  Ask friends and family if they know someone that they would recommend.This way, you can stop the hunting and sit back while they do the work for you! :)Best wishes for success.

When you are on the property detail page, click the "edit" button.  A drop down menu will appear where you can select "report a problem" and follow the directions from there.

What value increase can I expect from putting a new roof on my house

Dear Beverly,The first thing to know is where you are currently positioned in your marketplace.  What have homes been selling for in your neighborhood for the previous year and what condition are they in?  If you know you want to sell your home NOW, we would recommend (unless it is leaking) that you hold off on the improvement and offer it as a negotiable item in the sale.  Just as sure as you spend the money for the roof, the Buyer that wants your home may prefer new carpet!  A roof is a significant investment and we wouldn't want you to spend the money anticipating a big return...that may not happen at all.  Improvements that make you money most of the time are kitchens and bathrooms.Best wishes for success,

If I (or attorney) am handling the sale, but buyer is working with an agent, who pays the agent fee?

Dear Barbara,In our area, the commission is typically added to the sale price, then on the HUD Settlement statement at closing it will show as a debit from the Seller's proceeds.  Where the commission comes from isn't really the issue, it's just a matter of accounting for it on paper.  What does matter is (1) the purchase price the Buyer is willing to pay for your home and (2) if that purchase price less the expenses is what you're willing to accept.  When you have those two items in place, you've got a deal!Best wishes for success!
