A realtor CMA can also give an accurate estimation of fair market value, but it still is not an appraisal and a bank will not accept it as such.
The Recently Sold query results are inaccurate. Is there a way to get the accurate info ?

Since Utah is a non-disclosure state Zillow's recently sold information can be quite inaccurate at times as it is typically updated by agents or homeowners personally. The best thing to do would be to contact your agent and have them pull that information directly from the MLS for you.

@dessistarr,The MLS shows that the home was taken off the market in November of 2009 with no further activity. A quick perusal of the listing shows that it was priced as a Short Sale at $70,000. More than likely this was a ridiculously low price to generate offers for the bank to review and no offers were ever accepted. There is a very good chance that the bank foreclosed on this property as an alternative to short sale and that it will return it to the market priced at a value to be determined by the bank. How do you find a comparable to list a house without going through an agent?

Tax records and Zestimates are not reliable sources of information for what you need. The best thing you can do is go through an agent or make note of homes that have sold in your neighborhood and contact an appraiser and have an actual appraisal performed, using those recent sales. An appraiser will charge you.

Thank you for your interest in this condo. The HOA is $298 a month. On a side note, this condo has never been lived in. It is being sold fully furnished and all the furniture is brand new.
